There are loads of other factors of course as well, limited land, economy, pricing. A detached house with land, outside of London, you're looking at 500k-1m. That being said the average price of a new home in Canada is over $600,000 (320,000 GBP). New home builds here are also overwhelmingly wood framed construction and thin cork-board type wooden sheeting. Square footage has also been shrinking on new builds over the last couple decades - a kind of shrinkflation, while prices ave only gone up. This allows builders to cram more and more houses into a new neighborhoods. Cities can't financially function unless new neighborhoods are constantly being built as they make large one-time tax/fee revenues off the sale of each new unit.
