Trailers can be pretty nice, especially if you place them on a solid slab, if in a severe weather area a container home might be better. If you have land, a trailer isn't a bad option at all, but if you dont have land, dont even bother, even if you pay off the trailer you still have to pay rent to use the spot in moat trailer parks

Some places are actually quite nice. Yeah they have some pretty bad ones over there but I went to a few back in the days and we had some really cozy times with bbq, beer and fun and nice stories. Miss it.

Yep. I live in an old 2 bedroom manufactured in 1995. My grampa had a tin roof installed on top the existing roof not long after they purchased it, preventing the deterioration you see on the roof of a lot of mobile homes and resulting water dsmage/ water stained ceilings. My trailer sits on 2 acres on a dirt back road in rural southeast kentucky, neighbors are sparsely situated on the road, nearest neighbors a good mile down the road.

All in all, its in good shape for an older trailer and I still have most the original furniture from 1995 my grandparents got with the mobile home when they purchased it. Feel sorta like I'm living on an old mid 1990s sitcom tv show set cause it looks like the furniture and carpeting I've seen in so many 90s tv shows.

My dad still lives in one built in the 70s, and its own 12 acres, we have had to do work on it here or there, but its still standing, though at this point my dad is just waiting for a offer on the land (Or really his dad because my dad doesnt own anything, but is given everything) so he can be moved to a new house as the city is now encroaching into what was once the country side of the city.

Not really. If you want to make a trailer conform to zoning/building code, you have to fix it to a foundation. It will cost you well north of $200k for land, foundation and utilities hookup/septic anyway, so might as well just sell the trailer and buy a house.

Some of those 70s mobile homes are pretty nice. My aunts mobile home has a 2nd story and stairs at one end with 2 small bedrooms upstairs. Its a Fleetwood built in either '77 or '78. She replaced the carpeting and had it retired, redid the plumbing, but otherwise hasn't had to do much maintenance. It has tge gorgeous light colored tan wood paneling alot of late 70s mobile homes have. The one complaint i have about my trailer is it has the dark wood paneling you see in mid 90s mobile homes. Makes it feel dark and depressing at times. I'll never sale my property. I'll likely die from a heart attack sitting in my recliner playing vdeogames in this old ass trailer.

We removed the flooring through most of the house, and he re did both bathrooms, roof was redone, new AC unit, though it was more my grand pa than my dad, my dad just did the labor my grand pa paid for everything. So yeah it has had work done to it, but it still looks like it did when it was bought. What hurts it the most is its on blocks, on top of clay that during doughts splits and moves, and against moves when it rains so stuff under the house is starting to give up, starting to dip on one half of the trailer, and as I said my dad is tapped out on fixing it, so its in last run, either it will collapse or my dad will sale the land.>>544086130

There is so much $$ that can be saved by diy, yet so many excuses as to why you can't or shouldn't attempt to do it. Add to the fact that people are too afraid to even try, and just throw their hands up and think I can't without even making an attempt.

There's reasons they exist, and yes some are necessary. Keep in mind if you're doing the job right, it will meet codes anyway.
Personally I've done 3 different wells. The first was my own out of necessity. Couldn't afford to pay my local guy to do it, but I could afford a conversation with him. Young family starting out, not a lot of money, but still need running water. He talked me through it, and I got it done. Took my new found skills and helped a friend with his. Sold my house and bought abandoned rural property and completely rebuilt the previously drilled well from pump to bladder tank.

Depends on where you live. In many states, you won't pass inspection unless you used licensed contractors. And in many counties, you won't pass inspection unless you used licensed contractors who are local and friends with the inspectors.

Correct. These vary by location. On the other end of your example places exist where you can buy an existing property and things like the septic system are grandfathered in. On paper everything is fine, in reality it's an old collapsed rain cistern with sewage dumping in to it.
Didn't even attempt to get permits, and I bought a new tank, D block, 300' chamber fingers. Out of pocket was around 5k, my time and contacts with equipment not included.
My county doesn't have records of my exact system, just that there is one.

Depends on the state. When I lived in Georgia and Alabama, it was common for mobile homes to be on purchased land. Trailer parks existed but most people bought their own plot of land somewhere rural and parked the trailer there. Now I live in the Midwest and almost all trailers are in mobile home parks. Though my state doesn't have a law against mobile homes on individual private property, most counties seem to have a requirement that they be in trailer parks.
Private equity has been buying up trailer parks, especially those that are 55+, and jacking up the rent, knowing its very difficult for people living on limited and fixed incomes to deal with an unexpected increase in expenses. When trailer parks were family owned, the members of the family would work there and get to know the people who lived there. That created the type of community with social bonds that made raising rents beyond what was required to run the place less likely. PE doesn't care about that. They see a population that can't fight back against being squeezed. Southern states have it right in allowing people to own the land they put their mobile home on instead of needing to rent a space in a trailer park.

It's funny when people talk about the US like there's a single set of laws that apply everywhere. There are places in Idaho and Texas that have no zoning laws. The one and only rule for residential lots is that there's some kind of septic system to handle sewage. Beyond that, if you want to live in a house made up of used windows tied together by rusty old hinges, that's up to you. And at the other extreme, there are places where it is illegal to change out the washers in a leaky faucet. Lots of variety for people to choose what kind of involvement they desire.

Yes, the exemption reduces the property tax if it is your primary residence. Not paying causes a lien to be placed on the property. If after two years the lien is not paid, the property can be auctioned off to pay off the lien.
