Summary of the market:
>I'll buy your home for $120k
>No I want $350k. I know what I've got.
>Okay good luck
>>
It's a very stuck market. It can't crash because people simply can't leave their homes because everything else is too expensive for them too. COVID fucked everything up royally.
>>
>sellers vastly outnumber buyers
>sellers naturally lower prices in response to lower demand

Lol. Lmao even.
>>
America is in its Byzantine sell off phase

Millions of people list their houses as nothing more than a flex but never intend to sell. The "home sellers" number is fake and gay much like the "jobs listing" numbers.
When I was looking for a house at least 1 in 5 was just some boomer flexing on his neighbors wanting hundreds of thousands more than the house was actually worth because they never intended on selling unless some sap was willing to pay through the nose for it. A lot of used car listings are the same. Just some douche wanting thousands more than its worth while still driving the fucker as a daily.

Nothing is selling in Florida and they are still building. I have a small single wide I've been try to sell for 6 months now. I priced it at $140,000, slashed it 20k since then. It sits on an two acres of land. The single wide is in great shape. I got several very low ball offers but all withdrew. I might put it up for rent but the county is full of rentals. Unfortunately because of property taxes and impact fees I can't lower prices anymore. I simply can't sell it less or rent it for less

And before anyone calls me a boomer I'm not. I lived in that place for years till I could afford a proper house (which I am now underwater in)

This whole thing is turning into a debacle. They are still building everywhere and no one is buying any of that shit.
>>

You can't lower prices anymore. Property taxes make it impossible. Any price cuts, the counties fill the void with more tax assessments. Property taxes really need to be addressed. When $900 of your monthly mortgage payment is purely property taxes something is wrong

Not for homes under $300k. the market needs roughly 300,000 more homes under $261K (July data). That points to thin low-end supply, not a glut.

It is boomers thinking that people making a median household wage (yes everyone working in the home) of $87K are going to be able to buy their $1.1 million dollar homes they bought for $20k 40 years ago.

That's not the whole story, either. I'm a TX anon and exempt from the hefty taxes here, but rate lock is getting worse. Last I looked, despite a weak jobs report, rates have continued to rise. Even if prices fell another 10% in my market, they're still 60%+ more than 10 years ago. Going to a similar principal, once my equity is counted, I'd have a rate 300% higher on that $300K of debt. That increase in monthly is prohibitive on it's own, for me.

>>
>>544203377
I'm not saying it is. I'm just saying prices can only go so low. My cost is about $111,000 in total. I'm not going any lower I'll delist it before I do and rent it to some family member. Not gonna lose money on it but buyers aren't realistic. Buyers don't understand real estate economics of 2026.

It's not the sellers. As soon the estimated tax and interest payments come in they are walking away from the table.

Here in chicago people are paying to have a second floor added to their ranch house because its still cheaper then ending their 2.1% mortgage and moving to a bigger house

A lot of times that's exactly what it is. Most of those people wouldn't sell even if someone wanted it because where are they going go? Moving sucks ass.

Even renting, you will pay cukai tanah and cukai petak. You're a silly duckling; the key to ownership is freedom to purchase, sell and modify. Tax is separate, don't forget to tip your landlord.
>>
>>544203538
The person that waits still pays property taxes, maintenance, gets eaten by inflation, but most importantly, dies at some point. And there's always someone dying. And it will keep increasing.
It then ends up in inheritance split between 2 or 3 kids, that obviously have to sell, and they won't be as stubborn as the boomers, especially as those kids already have their own taxes and maintenance to pay for their own shit, and don't want to deal with renting and having to split it in 3.
And then the house gets sold at market price, ie, what a real worker can afford to pay instead of boomers delusional prices.
Welcome to the great housing crisis, buckle up because it will last a good 20 years of prices going down.
>>
>>544203633
I'm not gonna lose anything on it. You should go ask your county why they see sellers cutting prices by 20% but then they jump on it and hike taxes at the closing tables to fill it back in 19%
>>
on one hand, I don't believe the housing market will ever be fixed, because the powers that be and the boomer voting bloc have too much power. Those in charge of the economy simply can't and won't let the market correct, they'll do everything they can to artificially keep it pumping.

on the other hand, something has to give eventually. For instance, I live in a beach town. Property values have exploded over the years because all the boomers from 4 states away in all directions have been coming here in droves to retire. Unless you're a richfag with a high status job, it's completely unaffordable to live here. They've been building shake-n-bake housing developments in every last inch of what was previously farm land here, but only the boomer retirees can afford anything. So now only retired boomers can live here, and anyone that actually has to work to support the local economy has to drive from like 60-90 minutes away, more depending on beach traffic. And beach traffic is horrible because none of the roads here were ever intended to support this ballooning population. And it's simply not worth it to work a low or mid-tier job here because the commute makes it completely not worth it, so it's impossible for anyone to even bother hiring for low skill labor/service jobs. So what happens when you have a bunch of richfag boomer retires and no one actually working in an entire area? Fuck if I know, but it won't be good.

>>
Daily reminder of what was the REAL trigger to 2008.
>>
>>544201370
Interest rates are too high and the market is seized. Many people are stuck inside their homes that they purchased at 3-4%, and and want a mortgage at 7.5%. Many boomers are unrealistic about their home's value, but aren't being forced to sell because they still live there.

As more and more boomers die, their next of kin will try to unload the property at the market price, which will force prices to crash. At the moment, nothing is moving because neither the seller nor the buyer will budge and their ask is wildly different.

For example, I live in SoCal and my property is worth $2.2m. Its a quadplex and I have 3 tenants. I've gotten unsolicited offers for $1.8m without even listing it. For me to sell and move to some boomer area of Florida, I would need the boomer priced to be ridiculously low - like $400k or lower for a 2,500 SF place. But they want close to a mil for that, so I'm not interested. I like living here and would only move if I could get $1.5m liquid to invest at 8%, since that would given me a good passive income stream. The only buyers at these interest rates are cash buyers, which I would be if I sold my current place, but cash buyers are rare and usually not looking at the boomer heavy markets which are overpriced and have no opportunities.

People were NOT listing their house to flex on their friends/neighbors/families 20 years ago like they are today. That is an totally different market; one of ego and retardation. Everyone knows theyre retards and wasting everyone's time but we have to sift through the mountains of pickme house wives trying to flex their $200k house listed at 1.2mil like that makes them a millionaire. It doesn't. It just means they have to pay more taxes.
>>
>>544201370
But prices are somehow still sky high.
>>
>>544203670

if that's the house you live in and not some investment property, it probably doesn't matter, too much. sell it and you're going to spend just as much to move into your next home.

it can actually suck if your home value has risen, causing your property taxes to rise faster than your income can keep up... and with inflation, that's a real possibility. a lot of older folks have been hit with this pain.
>>
>>544201370
There is a housing bubble here to. But here prices don't go down. I've paid a boomer because I didn't want to live in the the suburbs anymore. The fag didn't want to go down. But it is what it is. Total boomer and kike death.

Problem right now is there is no catalyst to break the market. In 2008, you had a lot of people who had these sub prime loans with variable interest rates, so when the rates went up or they lost their job, they had to sell the house. Now, you have a lot of retirees and these people aren't going to be pressured to sell their homes. What would break it is SS being cut or their other retirements running out and they are forced to sell. Once the dam does break, its going to be a fucking blood bath but who knows when that is
>>
>>544201370
>if you raise the price endlessly, you will eventually run out of buyers
shocking discovery for the boomers, kek
here's a hint for them, since they probably don't know this either - once your greed has crossed a certain threshold, it also won't be enough to simply go back to the last price at which it still sold and expect things to return to "normal".
now people are pissed and want your blood.
>>
>>544201370
Idiots don't appear to understand that boomers can't just "sell their homes for less" For the mental midgets here, I'll explain
>$300K house is suddenly worth $600K
>sell house for $300K
>whoops, now you can only afford to move to a shotgun-shack in the middle of nowhere
Go into a state home
>which is like dying in prison
>and also costs $15K/month, for a sort-of OK place.
>>
>>544201370
What we need is for the government to nationalize the mortgage industry, waive all outstanding debt, and then raise interest rates dramatically.

Basically, remove the price floor (a homeowner won't sell for less than the outstanding mortgage debt) and then prevent the economic circumstances that drove real estate price inflation in the first place (easy access to mortgages). Overnight, you'd wipe out most of the assets of the Boomer generation, drop housing prices by 75%, and create a new paradigm in which people could routinely buy houses in cash with a middle class salary.
>>

>nonsequitor followed by a strawman

>>
>>544203484
They won’t be able to pay their bills. All the loans were taken out 5-7 years ago with interest. Tldr that means banks “printed” money by obligating more money into existence. Higher rates mean less loans overall which means less available money overtime. More is going towards goods and services so all the people who borrowed to their limit are unable to access the money needed to service their debt. Leinholder forecloses. Occupant shacks up with other foreclosure byproducts, family or lives in a van down by the river.
>>
>>544203538
the person who has the house also had to pay back like twice of the original loan thanks to interests.
a house is not an investment if your interest exceed the yearly rise in price, kek
meanwhile, my investments are yielding enough per year that they cover my rent in full, and still leave me with full mobility since I don't have my assets tied up in a stationary house.

Don't listen to the asshats bro..
Multiple property owner here, too.
I've already figured I can't really sell at this point.
I am in theposiiton of half real estate and half USD for my wealth. Its looking like I will have to sit tight on the properties for a while and see if I can weather the tax storms coming our way. My county already raised their taxes 33% over the summer. Just waiting on state and local.
I figure I have one, maybe two more rounds of asshat school boards and politicians raising fees, taxes and shit.
The onyl saving grace is I KNOW the normies with their single mortgage are almost ALLL under-water themselves. At least you have a fallback property. The normies (the ones talking shit to us property owners on this board) don't have shit. They are lower than peasants. They ONLY have debt as their currency.

Hang in there, man..Very soon one of these normies is going to rent off you. They will have to. They spent all their money on vacations and toys..
Not like us actually building WEALTH.

BTW, look up the Augusta Rule. You can get a nice little write off on both your hoes. Normies don't know about this, on vacation too much

Someone doesn’t want to pay that price? That’s fine I’ll stay in my home and they can continue renting or whatever their circumstance is, oh well

What white kid in the USA is buying a house? None of them are hired for anything, the job market is doomed. The few who do get hired are white women and rent out apartments for the hustle and bustle of BBCity. Property tax on your mobile home on 2 acres is what, $3,000 a year tops?

Best of luck to you, the only reason I’d never buy a mobile home is they only lose value, the second it was placed on that land it lost value and it will only continue to do so, renovations on a mobile home is like plugging a leak in a boat with your finger, it’s temporary the value continues to tank year over year

They will be forced to sell when they're dead and brother, they are dying.

They will also be forced to sell when the 10 year bond yield continues to push higher, raising the cost of capital to beyond its already unsustainable position, causing "AI" related businesses to fold, banks and insurance companies to implode, and taking the stock market and economy down with them.

This absolutely will happen within "two more years!" because these "AI" companies understand the weight they carry with Trump and the fact that ex-AI, the market is in a downturn. Trump is pushing "AI" hard because he knows this (it is a flat fact btw and not in dispute). The companies know drumpfy will be forced to bail them out whereas President Gavin Newsom will not.

And yes, Newsom will be President whether you like it or not.
>>
>>544205196
Builders set prices. They have to sell because they are a business. Profit margins allow them to cut pretty significantly to be competitive. It only takes a few new homes to lower all the rest, locally. Some people will just walk away in a declining market rather than continue to be bled out. That will make it worse.

And what would force people to sell? T
he big catalyst in 2006 was developers were spec building tons of houses and selling them after they were built because houses always sold.
Way more people also owned second homes.
Developers were getting foreclosed on and were short selling houses.

Now developers mostly do presales, building to meet current demand.
>>
>>544201370

The thing is its not collapsing the price. Home owners are stuck with low interest loans they cant jump with because of high current interest.

Nope. High rates are keeping prices steady.

A 400k house at current interest rates has the same monthly payment as a 650k house at 3%.

Prices might drop slightly if rates continue to rise, but not nearly as much as prices will explode if rates decrease.

My mortgage is 2.99% and I was upset that it wasn't a bit lower when I bought lol
>>
>>544205541
> And what would force people to sell?

Money, or lack of.
The biggest factor in the recession in 2008, was the lack of money. Again, when the bank makes a loan, money is obligated into existence. The money of today may exist, but the interest tacked onto that money does not exist when the loan is made. As long as loans keep being made to keep up with the pace of the old loan’s interest, things will be fine, more or less. When loans stop happening, or slow down, like when interest rates get higher substantially, there is less money available to service past debts; principal plus interest . What many people seem to forget, is the majority of interest only loans that were issued leading up to 2008. People only payed the interest, and not the principal. When they had to pay both, there wasn’t enough money to service everyone’s debt. So the market collapsed. This is happening today.
>>
I fail to see this getting fixed. Land ownership became extremely rasre due to taxes. Home ownership will become extremely rare due to taxes. Its just gradual funneling, in the next century people wont even own the clothes on their back.

Your first mistake is trusting department of education. Secondly, more schools are being built than ever before, BECAUSE current size can’t handle enrollment. Thirdly, when a new school is built, it drags majority of currently enrolled students to fill new said school, thus draining enrollment at existing schools. This shows up as lower enrollment numbers being reported for majority of schools, however county enrollment only increases year over year. You have no idea what you’re talking about. The teacher to student ratio is absurd

Last housing bubble crash, many kept hanging onto their properties only to capitulate at even lower prices.

People can hold onto their low interest houses indefinitely unless they lose their jobs (and MANY have jobs tied to housing market)

You may be underwater for at least a decade UNLESS there is war (war economy) or some other bubble to keep this fake ass economy going.

How housing crash relates to dating (also known as "she sat as a proud queen, until de-throned")

This disparity happened in 2007 too:

"According to new data from the National Association of Realtors, single women account for 21 percent of home purchases across the country, marking them the second-largest group of homebuyers behind married couples. Single men account for 10 percent."

https://www.rockfordnewsfirst.com/2026/05/13/data-shows-more-single-women-are-buying-homes-than-single-men/

It depends a lot on circumstances. Boomers who bought houses in the bay area in the 70s and 80s for dirt cheap are now living with insanely high cost of living and taxes, likely on a fixed income. If the H1B tech buyers dwindle, there's absolutely nobody to buy their houses from them when they need to move. Also, I know a few boomers who owned multi story houses and are now so old they can't get up and down stairs easily and can't keep up with cleaning and maintenance and basically had to sell to move into a smaller 1 story.

"Approximately 2.9% of the U.S. employed civilian labor force works in residential construction, with 4.7 million people employed in this sector as of 2022."

Housing workforce lay-offs will accelerate the housing decline

This. Fuck the casino housing scheme

As more boomers die, housing costs will drop. Children are going to inherit their parents house and have the choice between pay property taxes on an unused house, try to rent it and deal with that hassle, or just sell it for what they can get. They'll sell it because getting 300k for a "500k" house right now is still worth it.

I'm sorry sweaty.. but that 300k euro mortgage you took to buy that little box.... Yea, you will pay it back... with interest.... haha!

And if you are lucky I might agree to buy ot at 30% of it's original price..... maybe... haha!

>housing bubble
there isn't one. inventory hasn't even recovered to pre-covid levels. it's just that no one wants a 7% mortgage.

You fell for the boomer real estate investment jews though. Buying at the top of the market just because you could is not a sound financial move. The next housing crash will be worse than 2008. Sell your pos you are underwater in and move to your acreage. Stack precious metals and ammo and you will have inflation proof assets.

Your gay little scenario doesn’t exist in my area. No new schools have been built in the last couple years. Enrollment is down because students are leaving the districts and going back to their country of origin. They’re not getting transferred to a new school.

except some countries dont have 30 year mortgages. Going to get very costly for people to hold when rates continue to go up if they need to sell.

Are you really surprised?!? When taking a loan was cheap, people who financially not able to afford a 700k € house suddenly bought one + two cars, a wintergarden, a robomower, a bunch of ebikes for the family and took 4 weeks vacation in south east asia + 2 weeks cruise ship. They just paid the low interest but never repayed the dept... financial institutes played them hard... Now they have to do follow up financing and the jews show their claws. No more 0.5% interest, now its 5.0% and they loose their homes to forclosure... I have personally met and also protected a few of those sheep before it was too late. They don't even had a clue what was going to happen to them if they did not counter it immediatly

Try 3x with current rates and that’s not including repairs, general maintenance, renovations, the tools you need to buy from Home Depot to do said maintenance, the list goes on. Your primary residence is the most expensive “asset” you will ever “own” in your life.

Bank jews figured out a wonderful trick during COVID.
>"print" of 40% new dollars under the guise of a liquidity crunch
>buy up all the underperforming assets banks don't want with an absurd amount of QE
>inflate the shit out of assets (and prices) across the board
>pretend not to know what causes inflation
>keep holding the banks' underperforming assets instead of fully reverting the QE
>raise interest rates instead for maximal usury profits
>pay banks risk free profits with printed money for lending the printed money you just gave them back to the fed
>keep pretending not to know what causes inflation
They are still doing this of course. QE is still happening (albeit much slower than during covid), the money supply keeps growing, and their response is:
>durrr guess we gotta raise interest rates
>*shrug* sorry about that goy

The only minor pass they get is that the market is dictating the higher rates anyway and the Fed raising the federal funds rate under these conditions doesn't actually change much for consumers. But they keep pretending not to know that increasing M2, which they keep doing, causes the fucking inflation. This is unacceptable for an institution that has usurped the US's sovereign right to create our own currency. They shouldn't be allowed to blatantly lie about the most fundamental question in all of macroeconomics or their goals as an institution which only exists because they have bribed every single legislator since 1913. As long as people keep being completely fucking clueless they'll keep robbing everyone blind with the inflation "tax" under our very noses. Tax in quotes because that implies the beneficiary is the government but it's not as the US is obviously up to the gills in sovereign debt, and that picture gets exponentially worse with high rates. So it's a tax by the kikes on economically illiterate goyim. The debt death spiral is the opposite of an accident. It's been engineered to force something like their Great Reset.
