HelloI would like to report a housing bubble, please
zoom out
>>544201370Now this continues for another 20 years as boomers refuse to lower the prices because they know what they have.
>>544201370>chart goes to 2013LIE CONFIRMED
>>544201370Summary of the market:>I'll buy your home for $120k>No I want $350k. I know what I've got.>Okay good luck
It's a very stuck market. It can't crash because people simply can't leave their homes because everything else is too expensive for them too. COVID fucked everything up royally.
>sellers vastly outnumber buyers>sellers naturally lower prices in response to lower demandLol. Lmao even.
America is in its Byzantine sell off phase
>>544201370Imagine having a home for sell in this economy
>>544201370surely this will make the price crash down, right?.... right????
>>544202362Economics btfo
>>544202119and if neither are able to or care to move their prices, then there is little activity.
>>544201370prices are still too high
>>544201370Millions of people list their houses as nothing more than a flex but never intend to sell. The "home sellers" number is fake and gay much like the "jobs listing" numbers. When I was looking for a house at least 1 in 5 was just some boomer flexing on his neighbors wanting hundreds of thousands more than the house was actually worth because they never intended on selling unless some sap was willing to pay through the nose for it. A lot of used car listings are the same. Just some douche wanting thousands more than its worth while still driving the fucker as a daily.
>>544202413>for sellretard

>>544201370Nothing is selling in Florida and they are still building. I have a small single wide I've been try to sell for 6 months now. I priced it at $140,000, slashed it 20k since then. It sits on an two acres of land. The single wide is in great shape. I got several very low ball offers but all withdrew. I might put it up for rent but the county is full of rentals. Unfortunately because of property taxes and impact fees I can't lower prices anymore. I simply can't sell it less or rent it for lessAnd before anyone calls me a boomer I'm not. I lived in that place for years till I could afford a proper house (which I am now underwater in)This whole thing is turning into a debacle. They are still building everywhere and no one is buying any of that shit.
at least in america it's ez to burn boomer houses
>check zillow>everything is the same
>>544202676Your a fucking boomer, you need to give it away for free.
>>544202362You can't lower prices anymore. Property taxes make it impossible. Any price cuts, the counties fill the void with more tax assessments. Property taxes really need to be addressed. When $900 of your monthly mortgage payment is purely property taxes something is wrong
>>544202764>When $900 ... is purely property taxes something is wrongillinois?
>>544202676They know that once the republicans are out of office the economy will recover and they will have more people moving in, tourism etcChinese did the same shit with ghost cities that are now full
>>544202796No. Tampa Florida
>>544202764towns with high property taxes tend to keep out the riff raff.
>>544202587Its not a flex, its "I dont want to sell my house but if someone offers me $X, id sell"They are listing then at their $X
>>544202676I will give you 30k.
>>544202846Tampa is full of niggers and spics so it doesn't work.
Housing Market will buck break the Trump bussy economy.
>>544202191Prices will decline rapidly once people are forced to sell. The current equilibrium cannot survive any significant economic downturn.
>>544202887My impact fees, remaining mortgage, renovation costs, taxes are twice that alone bro.
>>544201370>largest margin everchart only goes back to 2013. zoom out!
>>544201370Not for homes under $300k. the market needs roughly 300,000 more homes under $261K (July data). That points to thin low-end supply, not a glut.It is boomers thinking that people making a median household wage (yes everyone working in the home) of $87K are going to be able to buy their $1.1 million dollar homes they bought for $20k 40 years ago.TBDTotalBoomerDeath
>>544202119>>544202525>BBC BLACKCOCK offers 450k cash no inspections>you remain in the apartment paying off boomer's mortgage and israel's wars>you pay off boomer's property taxes to support the local government racketeering police forces so they can arrest you for posting on 4chan
>>544202764That's not the whole story, either. I'm a TX anon and exempt from the hefty taxes here, but rate lock is getting worse. Last I looked, despite a weak jobs report, rates have continued to rise. Even if prices fell another 10% in my market, they're still 60%+ more than 10 years ago. Going to a similar principal, once my equity is counted, I'd have a rate 300% higher on that $300K of debt. That increase in monthly is prohibitive on it's own, for me.
>>544201370PLEASE BUY ONE OF MY SURPLUS HOUSES YOU LAZY ENTITLED ZOOMER FUCKS
>>544201424this is so unlikely that I'm curious why they even posted it
>>544201370Sorry incel loser, my Zestimate only goes up. You are priced out forever
>>544201370Okay, but zoomers don't want those houses. They feel entitled to Manhattan penthouses, not houses in bumfuck nowhere. There's no izzat in living in bumfuck nowhere. How are they supposed to ecelebmax without izzat?
>>544202980>my renovation costs!not my problem
>>544202936What will force us to sell?
>>544202842ah, i forgot about that. see florida built its tax base on retirement/medicare. the people with assets dont work, so they get their pound of flesh from property.you know what you need to do, but ill assume you have friends/family in fl
>>544201370Based. Accelerate, I hope it all crashes
>>544201370People refuse to reduce the prices, simple as. Market will grind them down though in time.
>>544203377Correct. You don't own.
>>544203106Watching these overleveraged fixed income boomers lose everything is going to be funny.
>>544203082sucks to be you, i guess.
>>544203421>I'm the owner, that's why I pay property taxes to the government to allow me to remain in my goypen
>>544202936Why would people be forced to sell? Homeowners pay mortgage instead of rent. A lot of selling houses are speculators (new build empty neighborhoods) and people trying to gtfo to something more ideal but having to bridge sell.
fire sale on boomer toys next.
>>544203377I'm not saying it is. I'm just saying prices can only go so low. My cost is about $111,000 in total. I'm not going any lower I'll delist it before I do and rent it to some family member. Not gonna lose money on it but buyers aren't realistic. Buyers don't understand real estate economics of 2026.It's not the sellers. As soon the estimated tax and interest payments come in they are walking away from the table.
>>544202119The person that waits still has a houseYou will still pay rent to Blackrock
>>544203472>>544203088Read up and get back to me
>>544202119More like:>I'll buy your home for $120k>No I want $350k. I know what I've got.Ok, how about $110k
>>544202980so you are going to risk 100% loss avoiding a 50% loss? maybe you should call the gambler help line.
>>544203599>>544203512>me money, spongebob!
>>544202191>>544202936>>544202936>>544203484People would rather barricade their home when the neighborhood starts to get shitty rather than move. Here in chicago people are paying to have a second floor added to their ranch house because its still cheaper then ending their 2.1% mortgage and moving to a bigger house
I bought my house here. No idea if that's good or bad
>>544202676I have one for sale in the 813, pretty much same scenario
>>544201370C'mon homeless people, step it up.
>>544202886>its not a flexA lot of times that's exactly what it is. Some person in the neighborhood will list their house for a million bucks so Suzy feels like she needs to keep up with Jones' and calls a realtor to list their house at 1.2mil. Most of those people wouldn't sell even if someone wanted it because where are they going go? Moving sucks ass.
>>544203670>No idea if that's good or bad>This is who comprised the real estate market
>>544203649Even renting, you will pay cukai tanah and cukai petak. You're a silly duckling; the key to ownership is freedom to purchase, sell and modify. Tax is separate, don't forget to tip your landlord.
>>544203538The person that waits still pays property taxes, maintenance, gets eaten by inflation, but most importantly, dies at some point. And there's always someone dying. And it will keep increasing. It then ends up in inheritance split between 2 or 3 kids, that obviously have to sell, and they won't be as stubborn as the boomers, especially as those kids already have their own taxes and maintenance to pay for their own shit, and don't want to deal with renting and having to split it in 3. And then the house gets sold at market price, ie, what a real worker can afford to pay instead of boomers delusional prices. Welcome to the great housing crisis, buckle up because it will last a good 20 years of prices going down.
>>544203633I'm not gonna lose anything on it. You should go ask your county why they see sellers cutting prices by 20% but then they jump on it and hike taxes at the closing tables to fill it back in 19%
on one hand, I don't believe the housing market will ever be fixed, because the powers that be and the boomer voting bloc have too much power. Those in charge of the economy simply can't and won't let the market correct, they'll do everything they can to artificially keep it pumping. on the other hand, something has to give eventually. For instance, I live in a beach town. Property values have exploded over the years because all the boomers from 4 states away in all directions have been coming here in droves to retire. Unless you're a richfag with a high status job, it's completely unaffordable to live here. They've been building shake-n-bake housing developments in every last inch of what was previously farm land here, but only the boomer retirees can afford anything. So now only retired boomers can live here, and anyone that actually has to work to support the local economy has to drive from like 60-90 minutes away, more depending on beach traffic. And beach traffic is horrible because none of the roads here were ever intended to support this ballooning population. And it's simply not worth it to work a low or mid-tier job here because the commute makes it completely not worth it, so it's impossible for anyone to even bother hiring for low skill labor/service jobs. So what happens when you have a bunch of richfag boomer retires and no one actually working in an entire area? Fuck if I know, but it won't be good.
>>544202886>>544203743>anons discover marketsMoving DOES suck.
>>544203853well 30k. lmk if you change your mind.
>>544203512they are offering you what your property is worth to them, right now. if your property was worth more to them, they would offer you more.it's that simple.
Daily reminder of what was the REAL trigger to 2008.
>>544201370Interest rates are too high and the market is seized. Many people are stuck inside their homes that they purchased at 3-4%, and and want a mortgage at 7.5%. Many boomers are unrealistic about their home's value, but aren't being forced to sell because they still live there. As more and more boomers die, their next of kin will try to unload the property at the market price, which will force prices to crash. At the moment, nothing is moving because neither the seller nor the buyer will budge and their ask is wildly different. For example, I live in SoCal and my property is worth $2.2m. Its a quadplex and I have 3 tenants. I've gotten unsolicited offers for $1.8m without even listing it. For me to sell and move to some boomer area of Florida, I would need the boomer priced to be ridiculously low - like $400k or lower for a 2,500 SF place. But they want close to a mil for that, so I'm not interested. I like living here and would only move if I could get $1.5m liquid to invest at 8%, since that would given me a good passive income stream. The only buyers at these interest rates are cash buyers, which I would be if I sold my current place, but cash buyers are rare and usually not looking at the boomer heavy markets which are overpriced and have no opportunities.
>>544203937You will never be a woman or a home owner
is there anything preventing me from listing my house way under market value just to shock boomers? i recall with the gamestop stock thing, anons were locking up their shares with absurd sell orders and it was fuckin shit up lol
>>544201442Illiterate nigger
>>544203905People were NOT listing their house to flex on their friends/neighbors/families 20 years ago like they are today. That is an totally different market; one of ego and retardation. Everyone knows theyre retards and wasting everyone's time but we have to sift through the mountains of pickme house wives trying to flex their $200k house listed at 1.2mil like that makes them a millionaire. It doesn't. It just means they have to pay more taxes.
>>544201370But prices are somehow still sky high.
>>544203670if that's the house you live in and not some investment property, it probably doesn't matter, too much. sell it and you're going to spend just as much to move into your next home.it can actually suck if your home value has risen, causing your property taxes to rise faster than your income can keep up... and with inflation, that's a real possibility. a lot of older folks have been hit with this pain.
>>544201370There is a housing bubble here to. But here prices don't go down. I've paid a boomer because I didn't want to live in the the suburbs anymore. The fag didn't want to go down. But it is what it is. Total boomer and kike death.
>>544202434Once it pops. Rates might drop first before prices in order to keep a complete price crash from happening, though.
>>544202980he didn't say he wanted to negotiate, he said 30k, i'll you 35k but you have to do the grubhub dance.
>>544203954You are not understanding the dynamic. This is type of people who have never bought a house.>I cut my price, buyer agrees it's a good price>Ernst money is deposited, we move to closing>Buyer gets final terms before closing, is shocked that property taxes are assessed so high and that the mortgage payment is $3000 for a $125,000 piece of property.>Buyer walks awayI hope I've explained to you what's really going on
>>544204053I've just been in the routing of accumulating land since COVID. anon didn't say where he lives but I usually do 3-5k/acre. I am assuming the trailer has water/power/sewer so I will go a little higher at 10k/acre plus 10k for the trailer that I will end up having to deal with.
>>544202764Braindead landlord wannabe. Property taxes haven't changed in a decade here but prices have gone up 250% in the past 3 years
>>544202846Dumbass, why do you think property taxes are so high? All the riff raff and illegals are being subsidized with tax money.
>>544204093Okay, the Sopranos was one of the largest TV dramas around 30 years ago now, so I know what you're saying is anecdotal and a little histrionic. Next you'll tell me that it's this new fangled reading that's ruining the youth's memories.
>>544201370It's a hilarious situation>boomer delusion with shittons of insanely overpriced houses >asset degradation because boomers never properly maintain their houses either >rentcucks realizing renting + investing is actually CHEAPER longterm nowadays than buying and maintaining Here in Germany I expect houses to hit sub 100k outside of cities when the boomers start dying out even more.
>>544204214It's a 3/2 single wide on 2 acres. It's 2309 square feet. It's really nice actually. I raised my family there. The property had wild chickens and eggs (yes wild), so you can just grab one if your hungry
>>544204237>Property taxes stay the same Brainlet
>>544204237property taxes where im at have gone up 108% in the last decade
trump doesn't want people selling homes anyways
>>544204077It wont work. flippers will buy it immediately and then sell it for market rate
>>544201370Yeah uh.... Who do you think is gonna be able to buy that house of yours? We're the brokest generation of all time. You're gonna have to sell it to blackrock
All it takes is a little push and retards will panic sell.Im thinking either global warming or giga hurricanes used as FUD to cause anyone with coastal property to shit their pants and sell, this could cause a big enough dip to crash prices across the board
>>544204386>You're gonna have to sell it to blackrockat a 25% loss
>>544201576They can't AFFORD to lower the price, kek. They've done like 6 equity loans to buy RVs and timeshares and vacationmaxxing.
>>544204320should lead with that. single wide has most people thinking 800sqft. I didn't even know you could get a single that big since it's at the upper end of double wide square footage and realistically what someone would expect from a triple.
>>544203484>Why would people be forced to sell? Homeowners pay mortgage instead of rent. Are you retarded?
>>544204077You have to buy one first, then knock yourself out. How much do you want to pay someone to buy your house?
>>544202764>property tax American capitalism is a meme.
>>544201370Problem right now is there is no catalyst to break the market. In 2008, you had a lot of people who had these sub prime loans with variable interest rates, so when the rates went up or they lost their job, they had to sell the house. Now, you have a lot of retirees and these people aren't going to be pressured to sell their homes. What would break it is SS being cut or their other retirements running out and they are forced to sell. Once the dam does break, its going to be a fucking blood bath but who knows when that is
>>544201370>if you raise the price endlessly, you will eventually run out of buyersshocking discovery for the boomers, kekhere's a hint for them, since they probably don't know this either - once your greed has crossed a certain threshold, it also won't be enough to simply go back to the last price at which it still sold and expect things to return to "normal".now people are pissed and want your blood.
>>544201370Idiots don't appear to understand that boomers can't just "sell their homes for less" For the mental midgets here, I'll explain>$300K house is suddenly worth $600K>sell house for $300K>whoops, now you can only afford to move to a shotgun-shack in the middle of nowhereGo into a state home>which is like dying in prison>and also costs $15K/month, for a sort-of OK place.
>>544201370What we need is for the government to nationalize the mortgage industry, waive all outstanding debt, and then raise interest rates dramatically. Basically, remove the price floor (a homeowner won't sell for less than the outstanding mortgage debt) and then prevent the economic circumstances that drove real estate price inflation in the first place (easy access to mortgages). Overnight, you'd wipe out most of the assets of the Boomer generation, drop housing prices by 75%, and create a new paradigm in which people could routinely buy houses in cash with a middle class salary.
>>544204253>nonsequitor followed by a strawmanRetard.
>>544203484They won’t be able to pay their bills. All the loans were taken out 5-7 years ago with interest. Tldr that means banks “printed” money by obligating more money into existence. Higher rates mean less loans overall which means less available money overtime. More is going towards goods and services so all the people who borrowed to their limit are unable to access the money needed to service their debt. Leinholder forecloses. Occupant shacks up with other foreclosure byproducts, family or lives in a van down by the river.
>>544203538the person who has the house also had to pay back like twice of the original loan thanks to interests. a house is not an investment if your interest exceed the yearly rise in price, kekmeanwhile, my investments are yielding enough per year that they cover my rent in full, and still leave me with full mobility since I don't have my assets tied up in a stationary house.
>>544204353You've gotten 3 words into the post. Try reading a little more, anon.
>>544203512Get out while you can. In a few years, you may wish you took today’s lowball. Cut your losses before they get worse. Property with improvements need maintenance also. It will be an increasing expense. You’re already underwater on one property, correct? Keeping both is dangerous.
>>544202676You should klll iorself
>>544204587Yeah, I'm not seriously engaging with your anecdotal opinion on what people did in markets 20 years ago. Why are you shocked, did you think your prior post was worth the time you spent on it??
>>544203863>So what happens when you have a bunch of richfag boomer retires and no one actually working in an entire area?https://www.youtube.com/watch?v=0nhE38P10S4
>>544204504Correct. But SS would still break if there is a real stock market crash. And most of the current players in the current bubble still got people who experienced the .dot bubble, which means their hedge is to limit how deep the investment goes. Especially on RAM.
>>544202676Don't listen to the asshats bro.. Multiple property owner here, too. I've already figured I can't really sell at this point. I am in theposiiton of half real estate and half USD for my wealth. Its looking like I will have to sit tight on the properties for a while and see if I can weather the tax storms coming our way. My county already raised their taxes 33% over the summer. Just waiting on state and local. I figure I have one, maybe two more rounds of asshat school boards and politicians raising fees, taxes and shit. The onyl saving grace is I KNOW the normies with their single mortgage are almost ALLL under-water themselves. At least you have a fallback property. The normies (the ones talking shit to us property owners on this board) don't have shit. They are lower than peasants. They ONLY have debt as their currency.Hang in there, man..Very soon one of these normies is going to rent off you. They will have to. They spent all their money on vacations and toys.. Not like us actually building WEALTH. BTW, look up the Augusta Rule. You can get a nice little write off on both your hoes. Normies don't know about this, on vacation too much
>>544204806anontard you brought up a tv show
>>544204375nah i mean just list it and never follow through with any offers
my bulk of my local market is:>100-200k homes that are a fucking wreck and need lots of work>250-350k okay to good homes that fly off the shelf at 20-30k above asking, even the cheaply flipped ones>450-550k actual nice homes or new townhomes (lots of townhomes, with fucking HOAs)buyers are still getting proper fucked here and this is just the suburbs 20 odd mi away from a medium city
>>544202119Im not in market to sell my house but if I ever decide to I will literally never sell it for less than I paid for itSomeone doesn’t want to pay that price? That’s fine I’ll stay in my home and they can continue renting or whatever their circumstance is, oh well
What white kid in the USA is buying a house? None of them are hired for anything, the job market is doomed. The few who do get hired are white women and rent out apartments for the hustle and bustle of BBCity. If you ask anyone under like 40 who's white in the USA what their plans are for the future, it's shit like>suicide>hope my parents die and I inherit>drugs and gambling (suicide with steps)
>>544204833Renting to people with no money seem like a good business strategy to you? Sounds fucking retarded to me.
>>544201370this just means a few corpos are buying everythingyou can't be a seller/buyer if there are no transactions
>>544201370its not getting better. 2bed condos are still over 200k, and this an hour outside of chicago in an area thats becoming increasingly muslim
>>544201370NO LOWBALLS. I KNOW WHAT I HAVE!!!
>>544204868The point being that it's a show representing wanton American consumerism, loved by American consumers during and before the time period anon fondly remembers (but didn't live through), btfoing his sniveling anecdote. You're not American, it would be hard for you extrapolate the relevance.
>>544205099Checked, although I don't know why since you don't understand the market at all..Yes, especially if they are through a bankruptcy. They have a reset on funds but more importantly, they can't declare bankruptcy again for seven years and they can't run from it if the default. I can lien and my state gives me precedence over other creditors. Any other dumb questions? Its just business. Like anything else.
>>544202676Property tax on your mobile home on 2 acres is what, $3,000 a year tops? Best of luck to you, the only reason I’d never buy a mobile home is they only lose value, the second it was placed on that land it lost value and it will only continue to do so, renovations on a mobile home is like plugging a leak in a boat with your finger, it’s temporary the value continues to tank year over year
>>544203484They will be forced to sell when they're dead and brother, they are dying. They will also be forced to sell when the 10 year bond yield continues to push higher, raising the cost of capital to beyond its already unsustainable position, causing "AI" related businesses to fold, banks and insurance companies to implode, and taking the stock market and economy down with them. This absolutely will happen within "two more years!" because these "AI" companies understand the weight they carry with Trump and the fact that ex-AI, the market is in a downturn. Trump is pushing "AI" hard because he knows this (it is a flat fact btw and not in dispute). The companies know drumpfy will be forced to bail them out whereas President Gavin Newsom will not. And yes, Newsom will be President whether you like it or not.
>>544205196Builders set prices. They have to sell because they are a business. Profit margins allow them to cut pretty significantly to be competitive. It only takes a few new homes to lower all the rest, locally. Some people will just walk away in a declining market rather than continue to be bled out. That will make it worse.
>>544205311what will you lien if you own the property?
>>544205311Pretty sure I understand better than you. You’re still holding property when you should have cashed out last year. All the bullshit you posted shows that you’re most likely one of those “tik tok” landlords who have only been at it since covid
>>544205365>And yes, Newsom will be President whether you like it or not.Shit, I'm democrat and even I won't like it. But I'll still vote for him
>>544202936And what would force people to sell? The big catalyst in 2006 was developers were spec building tons of houses and selling them after they were built because houses always sold.Way more people also owned second homes.Developers were getting foreclosed on and were short selling houses. Now developers mostly do presales, building to meet current demand.
>>544201370The thing is its not collapsing the price. Home owners are stuck with low interest loans they cant jump with because of high current interest.
>>544205489Their life. I can garnish them. Apologies for using lien. BTW, its in my lease in bold print. No sneaky shit.
>>544201370California high desert is expensive as fuck these days. Just bought my home for 200k. Boomer wanted 240 for it 6 months ago, but nobody wants to live there. I let time fuck him and pressured him into selling allot cheaper. He bought it for 175 in 2022. I hope interest rates drop soon because 6% is fuck.
>>544202119You're missing the option of renting out a property when attempts to sell it fail. If rents are still high, that's why prices don't fall.
>>544205365>The companies know drumpfy will be forced to bail them out whereas President Gavin Newsom will notBased. He should prosecute them too.
>>544205365>Newsome Newsome Newsome How will he magically create economic growth you stupid nigger?>corporate globohomo jew lefty Newsome gov of California won’t bail out big tech and banks Lmfao! >>544202434Nope. High rates are keeping prices steady.A 400k house at current interest rates has the same monthly payment as a 650k house at 3%.Prices might drop slightly if rates continue to rise, but not nearly as much as prices will explode if rates decrease. My mortgage is 2.99% and I was upset that it wasn't a bit lower when I bought lol
>>544205541> And what would force people to sell?Money, or lack of. The biggest factor in the recession in 2008, was the lack of money. Again, when the bank makes a loan, money is obligated into existence. The money of today may exist, but the interest tacked onto that money does not exist when the loan is made. As long as loans keep being made to keep up with the pace of the old loan’s interest, things will be fine, more or less. When loans stop happening, or slow down, like when interest rates get higher substantially, there is less money available to service past debts; principal plus interest . What many people seem to forget, is the majority of interest only loans that were issued leading up to 2008. People only payed the interest, and not the principal. When they had to pay both, there wasn’t enough money to service everyone’s debt. So the market collapsed. This is happening today.
I fail to see this getting fixed. Land ownership became extremely rasre due to taxes. Home ownership will become extremely rare due to taxes. Its just gradual funneling, in the next century people wont even own the clothes on their back.
