Not usually that simple, because it rots the subfloor above the joists first. So, you wind up cutting up all the subfloor, which will usually be a larger area than the affected joists.

Oddly enough, it happened again just recently. The water line running behind the cabinets to the refrigerator ice machine broke and leaked for I don't know how long, years probably. It rotted out 8 joists, the outside band board, and about 10ft of exterior load-bearing wall baseplate. Basically, I had to reframe the whole kitchen from the ground up to the ceiling. I didn't replace the whole joist this time though. I cut the rotted ends off, scabbed a new joist to the ends of the old ones, then added a new block contact point to the ground for each joist. Pic related, just got the subfloor, underlay and base cabinets down today.

Of course the minute this started my wife wanted me to tear out two interior walls to the living room and dining room. Build an island, move the sink and dishwasher to the island, move the stove across the room, move the refrigerator, take out a window, and add a pot filler faucet.

I love doing this stuff though.

>>544770238
450k in Texas seems high. But houses are bad investments regardless of their initial purchase prices because of taxes, upkeep, and the economic situation in the country. I don't know how people rationalize trying to root down in a place for 15-20 years when I don't feel safe to buy a couch as a single person since I can't carry it out of here by myself.
>>
>>544771682
It's pretty bad now, either way. I personally prefer the stress of owning a home over the stress of being a renter. But kikes have made home ownership a nightmare with all the fees and taxes and new requirements. What might be the worst is that our parents didn't bother lifting a finger to educate the next generation on basic repairs and handy skills, meaning if shit breaks, the average American is clueless how to fix it. A lot of apartment cucks are basically just adult children who know they can't handle that life; they need the security of knowing they can just tell the landlord and he'll take care of it all for them.

Shit collapses a lot slower than you may think. I fear you might be living in anxiety until 2050 and nothing extreme will have happened at all. Many people who were sounding the alarms of an economic collapse and depression all the way back in like 2016 (or further) get mocked relentlessly because we haven't hit Mad Max levels by the dates they predicted. Life has undeniably got worse, and anyone who prepped reasonably came out ahead if inflation, but anyone expecting life as we know it to just *poof* was seriously premature.

Suppose you don't find making war possible. The systems of oppression are too complex and their reach is unfathomably vast for a minority, much less an individual, to confront. The information you can get isn't entirely factual or actionable, no one with any real power is listening to your cries of pain, all you have to help yourself or hurt an insignificant part of a vast control structure is what is right in front of you. What are the local frictions you're currently suffering and what are the appropriate tools available for you personally to reduce that friction? Maybe do that.

You know something that rarely gets brought up in these housing price threads? How fucking shitty the houses today are. My grandfather was a builder, my father was a builder, my uncles were builders, I was a builder, I've been around home building for my entire 45 years. The houses being built today and the last 30 years are absolute dog shit. I know because I worked for large developers and I built a lot of really REALLY shitty houses. Because, as builder, if you're not building your own stuff you don't get much say in the way it's constructed. You get a set of plans that has a stamp on it from a registered structural engineer or architect, and you follow those plans to a T, even if it's garbage. You don't have a choice.

The problem usually isn't the builder, it's the asshole that engineering it. And, I've been in these meetings with developers and engineers, you think the conversation would be "what's the most sensible durable way to construct this structure?" But, that's not at all what happens. They just scheme on how to subvert code and try to figure out what's the least amount of materials they can put in the shitbox so it doesn't fall in the ground before the ONE FUCKING YEAR new construction warranty is up.

Honestly, if you're not halfway handy, don't buy one of these new houses. They're shitty, they break constantly, and the contractors are going to rape you when it falls apart, which will absolutely be before you finish off that 30 year mortgage.

Webm related was the builder's fault though.

This. Older homes created with old growth wood are the best and will last forever if properly maintained. Buy from a grandma who's spouse died recently and the home will be in near perfect condition. Old growth wood is better than any other material.

I've never dealt with it much other than ripping it out. I've never tried to repair it.

My suggestion if your looking for a house is first look at the county building department. Depending on where you live there could be a huge difference between what codes are inforced and which ones aren't, just based off of what county you are in. Here in the south there are still counties who don't even have building departments, you can go hot glue plywood to trees, nobody checks it. So, make sure the county or city the house is in has a building department that's not full of idiots.

But, the most important thing is why was that house built? Was it someone hiring a custom builder for a one off custom home that they wanted to be done right? If so, it's probably a good house. Or, does every house on that street look basically identical to each other? If so, then run. It's a trac home. It was built by the lowest bidder with the cheapest shit they could get away with.

As far as time periods go, they all have draw backs. The ones that were built really well back in the day are full of asbestos. And, trust me you would prefer a kidney stone to the fucking headache it is to deal with asbestos. But, the absolute worst houses ever built, IMO, were built in that late 90s early 2000s boom leading up to the crash. Those are some real shitbox money pits.

You wanna hear some nightmare fuel? There have been two "documented" instances of highly radioactive cobalt 60 from old radiotherapy machines getting chucked into scrap heaps, melted down, and turned into rebar. Supposedly it was just those two instances. But, I'd bet money there are some people today living in homes where the concrete floor is a radioactive spicy ball.

>the old lumber they're dumping on the market
Oh yeah, materials are dog shit today too. Mainly it's this engineered particle board garbage. You can't even call it lumber. It's some sort of wood product. It's the vegan burger of construction. But, people will say "it's great if it never gets wet." Oh, great fucking plan, because houses never ever leak.

Even these cabinets I just bought, which weren't cheap, have oak fronts, drawers, doors, shelves, but the back of the things are engineered wood. The structural part that actually holds all of the oak parts up, is some particular board shit. I know some retarded engineers somewhere had multiple meetings and discussed it for months about how the engineered particle board has more shear strength per lb per blah blah blah... and never once did any of them think "but, what happens when these glued together splinters get wet, expand, and take on the structural integrity of a piece of cardboard?"
>>
>>544780462
the ironic thing is there are engineered wood products that as good or better than good lumber. However, they are fucking expensive, and rarely actually used.
>>
>>544770238
That's like 650k leaf bucks I am 37 and bought in Ontario for 175k. Houses are way over inflated in price nobody should be paying over 200k for a house its retarded
>>
>>544770238
Their combined income has to be 150k to afford that house, and they're paying nearly as much in interest as the loan itself, for a 1.5 story (probably) townhouse, in North Texas which is a swath of empty land full of white trash shitholes, near the massive white trash shithole known as Oklahoma...

Grim... fucking grim...
>>
>>544780880
Oh, actually MORE interest than the loan itself. I didn't even process that until looking at it again, that's how insane this shit is...

Do not buy a fucking house, let this market of greed crumble.
>>
>>544770328
You have won this time, chaim
>>
>>544780597
They're perfectly fucking capable of it, they've done it, they just don't want to. And, it's not even the engineers fault really. They're doing what they were paid to do, design the cheapest thing possible.

It goes beyond just trying to keep costs down. It's planned obsolescence. They engineer the shit to break. Because, if you sell a man a set of actually, completely solid oak cabinets, he may never have to buy anymore cabinets from you for the rest of his life. But, sell him some "solid oak" cabinets with some key structural parts replaced with a wood product you engineered to turn into dust after a decade, and now you've got a repeat customer for life.

Loan will probably be more like 3500 after you include insurance and property tax. I have a similar rate on my house for a slightly more expensive house and our payment is 3850.
>>
>>544781327
Paying rent is paying for home issues to be someone else's problem, but you wont eventually own the home. Paying a mortgage ends with you owning the home, but every home issue is your problem. Both ways have their pros and cons depending on your individual situation
>>
>>544781386
You have to pay 4 grand a month just to live in your house? Land of the free
>>
>>544781327
You're paying them to borrow money you don't currently have, which is a service. The problem is retards don't see the overall long term amount, they see the monthly payment and think paying a significant portion of their income for years (decades even) is normal. The car market is a more easy to see example. Fucking piece of shit 4 cylinder shitboxes are 35k+ now, because retards don't see that price, they think "oh it's only a $500 monthly payment."

Cash buyers piss off car dealers so much because we go in knowing the total amount is bullshit high and needs to be dropped by thousands. Loan retards think it's not a big deal if it's overpriced because it only adds a couple hundred bucks to the monthly payment.

The really stupid thing is that car dealerships will actually give you a better deal if you finance instead of cash. They get more money from the finance company and there are promotions offered for cars that are financed in house. Paying cash is actually a negative negotiation point now. If you want to pay cash for a new car, go to the dealership, let them finance it, then pay it off when you get the first bill.

Never tell a dealer you're a cash customer. Like you said, they hate it.

>>
>>544781809
Some do some don't. I believe it's actually illegal to charge a prepayment penalty if the loan term is over a certain amount of months. Paying it off early will hurt your credit though.
>>
>>544781766
>then pay it off when you get the first bill
You need to be in a very protective state for this, or be really diligent in reading the fine print. Loaners will front-load the interest, meaning you have to pay the interest amount in full as part of the loan. Dealers have also been taking down-payments, and not taking that amount off the loan. Because the buyer won't read the fine print, and say wanted to put 15k down towards the loan, the dealership just takes the 15k and you still have to pay the entire purchase price of the vehicle plus the front-loaded loan interest.

The economy is getting really bad, jeets and other scammy foreigners are well established here, and now we're a third world shithole where you really have to watch your shit or you'll get scammed. This is happening to a lot of people. The only good thing about living in California is we have some of the most strict consumer protection laws so front-loaded interest is illegal. I can pay off a loan early and avoid interest, so I do exactly what you said, pay off the loan in 2-3 payments. It actually LOWERS your credit though so if I have the money I just pay it off up front, but don't tell them you're paying cash until you reach a final "out the door" amount, which is always a lie because they tack on thousands in fees after.
