If you can afford to buy a home in 2026, should you?

Is homeownership in a time where nobody can buy gigabased? Or is renting and having some chud do your maintenance work and lawnmowing the move?
>>
>>544888118
just closed on a house. with the sale of my previous house and my income the price is less relevant than having a nice house that doesn't need work and is close to everywhere I need to go
>>
Back in 2008, the price of houses went from a high of 450 thousand down to as low as 50 thousand as the banks struggled to get the toxic assets off their books.

Here in 2026, the median price of a house is maybe 600k to 1.3 million dollars, I expect that to collapse down to 3 years of labor, which is maybe 100 thousand to 300 thousand.

I see people out there getting million dollar homes at 6.5% interest, and I cringe at the thought of them committing suicide when wall street finally gets itself to a majority short position on the MBS mixed, and reveals to everyone that a house should not be trading for the natural median proceeds of one human being for one lifetime.

A house is supposed to be trading for between 2 and 3 years of the proceeds of one human being.

The interest rates are the banks telling you that they're sure a triple digit annual Hyperinflation is coming.

All of the proceeds of all labor in the entire world is sunk into the minimum payment on the nation's credit card, and so if you want consumption, then you need to borrow it all.

That goes exponential, and then Vertical, and when it happens, it happens fast. Grocery store prices start doubling every few months, then every few weeks, then every few days, then every few minutes, and after a chirp of doubling prices every few seconds, finally the Jewish Kid Killing mob grinder matrix can reboot and if you're owed a quantity of US Dollars, then you're in a bad way, you are owned a claim on a cup of thin air. Here you go, my debt to you is clear.

So you want to know if housing prices are ever going down? Answer these questions.

>did immigrants stop coming?
>did they go home?
>did boomers quit hoarding property?
>did jews quit printing money?
>did normies start turning down loans?
>is there more livable land in the US than there used to be?
>are building materials getting cheaper?

If you answered yes to all of these, then yes. The housing market is going down. If you answered no, then no. Its never getting cheaper and you will just keep falling farther and farther behind.
>>
>>544888704
The answer. Rentoids have to live with neighbors being loud and annoying and walking on their head
>>
>>544888118
You should buy land, not a home.
>>
>>544888704
Your logic was the standard in 2007 before the housing crash. You're saying house prices can't go down, and that's wrong. It is typical for the median house price to go down by up to 95% off the highs before taking a few years to bounce back 30%, and 20 years to get back to a higher high.

We are that that peak right now. If you are you paying asking price for a house, you better be prepared for the pain of realizing you're over-paying for those assets by 1000%.

House prices will go down so much, that new home buyers off the peak will lose so much principal that it is revealed they're paying 100 dollars to buy a dollar every day.

When that happens, it's cheaper to just vacate the house and stop paying the mortgage, tell the bank to kick rocks and they put it up for sale for 9% of its former price, and have it sit there as toxic assets that take money to maintain, and won't move.

I see that happening again soon. The price of houses swings by up to 95% in the down direction. I saw it with my own eyes.

>>544888118
I don’t care about buying a home it is going get glassed anyway
>>
>>544888925
this is completely illogical black rock would by every single house on the coast and in the north before letting the prices go down

are we using electric cars? do we already have free housing? do whites already have free food, free health insurance? europe has all this stuff and is poor, south america pretends to have all this stuff and is 3rd world

america is not the 3rd world, and the republican party is the boomer party and the dem's are the criminal party, you will be robbed either way

>property values at an all time high
>paying property taxes to rent your 'owned' home to the government landlord

Barely a blip. There are no brakes on this train.

I am closing this upcoming week. I found a nice home in an affluent town, but I am unsure about how home/rates will change by 2030. I started casually browsing for a home in 2021 and everyone told me to wait because the bubble will pop soon. Now we are 2 months from 2027 and nothing has showed any signs of popping.

>>544889120
This is pretty much my thoughts. I see a lot of cope like "we'll just wait for the next 2008" as if the US would let that happen again. It's like waiting for Bitcoin to crash so you can buy it back to 100K. Too many eyes are on the prize, and if there was even a slight dip it would get bought up by capital interest groups before a chud would even have a chance.
>>
>>544888118
I wish I would live in a house that had “neighbors” lmfao. I could literally open my front door and walk to the street butt naked and no one would probably know. My backyard is like a NFL football field. These houses are trash and too big. If there ain’t like 5 people living in it then it’s too big.
>>
>>544888506
>Back in 2008
If you're expecting that again, you're likely mistaken. Banks got smarter and now all the financial risk and ruin is mostly concentrated on the borrower. It's going to be a really annoying stagflationary grind where people will feel squeezed for decades. It'll be a bad idea to borrow money for long periods of time for a while.
>>
>>544889481
An acre or two is probably more valuable than no land and a bunch of fags next door, no?
>>
>>544888118

>listing place wants commission thats like 50% or more for using their app

you get the idea, right?
>>
>>544889481
My house is kinda too big but my gma is the one who designed it so I can’t complain. It’s exactly the way she wanted it. I feel like it was designed just for me to live in.
>>
>>544889461
as long as you have a fixed rate, rates go down enough you can refinance, rates go up you're locked in lower. you can try to minmax and optimize every dollar and tradeoff to rent/buy but if you try to do that you end up like the people at the sidelines waiting indefinitely

because of the reasons 1 & 2 listed by >>544888704

I don’t even know how big an acre is and I’ve been living here my whole life. All I know is my backyard is almost longer than a football field before it hits the lil tree line.

>lol
>>
imagine buying that kind of home, only to pay 1 years worth of bulgarian median wage in property taxes, all the while some fuckers get tax free homes and have 7+ children families in some specific NJ cities. absolutely kosher/cucked
>>
>>544889562
I pointmaxxed and bought my rate down to 6.4% after doing the math. I will have "broke even" in about 4 years, or if rates crash to the 5% range I can re-finance and break even around 2.5. Either way I am just looking for the lowest monthly payments as possible. On move in day, my monthly payments will be exactly the same as my apartment I am currently renting.

>>544889599
Unless you live in backwoods Alabama you are probably sitting on good value. Or your family, whoever owns it. New Jersey has an affordable housing mandate and they are buying up a lot of land, so word is passing around that more land = more power, money, etc.
>>
>>544889518
the standard fee is 5%, not the ultra predatory 50% in your make-believe world

One acre is 43,560 square feet (about 0.75 of a full American football field). A full American football field (including end zones) is 57,600 square feet, which equals 1.32 acres.

market is down around 20% where I am, lots of homes for sale. Now is not the worst time to buy but I think it's going to crash more. I sold and am just going to dump into a few crashed stonks and mooch of the parents for a few years

You are not buying a home, you are buying the Loan contract of home from the previous sucker bank milked dry.
The real price is down payment and monthly rent you pay not to loose down payment.

>supposed to be trading for between 2 and 3 years of the proceeds of one human being.
According to whom?
Housing won't fall by any significant amount.
In fact, prices go up 10% a year every year.
>>
>stuck in NJ with my dad
>getting old and want to buy a house
>can only realistically afford 500k
>am acutely aware the market is absolutely fucked right now
>time is running out and I need to make a move soon
I don't know how much longer I can hold out and I know I've already missed great opportunities even just a year ago, homes that I toured and snubbed my nose at are now up $100k in value and interest rates are also up 1% to boot. It's completely fucked. I don't understand how all these people are buying these homes.

Okay.
>>
>>544888118

it's gonna crash eventually, wait for the crash then buy low. Invest in precious metals or something extremely crash resistant until then, since the crash is going to be really bad and isn't just going to hit the housing sector.
>>
>>544891215
>just rent or live with your parents another 20 years waiting for a 15% house price drop!
>>
All those new sardine box apartments going up in every state, I think I know who those are for and it's not Americans. The next open borders run will kill us as a nation, and they are already preparing for it by building them housing in advance.
>>
>>544891267
>the bubble can keep going for another 20 years
>prices are only artificially inflated by 15%
I could tell from your incredibly economic illiteracy that your flag was Latvian rather than Austrian. Why are you motherfuckers so goddamn stupid on every single topic? I don't think I've ever seen a smart post by a Latvian.
>>
>>544890569
ha you'd think but you'd be wrong, I've watched handlers in white vans drop illegal beaners off to a trailer/house in bumfuck nowhere counties you'd never expect to see them at and that's been going on for years. You'd pretty much have to find somewhere that was uninhabitable to avoid them at this point, but the second you made it habitable look here's some new somali neighbors. Your country is more open and accepting/defeated about it, but they've been doing clandestine shit here for years.
>>
>>544888118
In a lot of places you will retire with more money by renting + investing in the S&P500 vs owning.
Main reason to own is if you plan to have a family.

Imagine believing this.

your house will be worthless by the time boomers are dead
>>
>>544890549

This is a bit of a long shot, so hear me out:
I've always been in wealthy, major old settlement parts of the UK. Here, the old world tries to act new. The US situation is the new world getting old. I come from the places where classical economics was invented. So there's a lot of texture here:
The big new world economic booms were necessary civilisational expansion. When it reaches its limits a new dynastic dynamic becomes more profitable. The US economy hundreds of years ago couldn't be replicated in the UK because everything was already covered. The culture thus had to be more niche based. Family manor oriented. Family relations oriented and sensible savings and investments are what rich people have done here for 100s of years.

The "move out and buy your own home" culture, does not and cannot work here without ENORMOUS secret family support. It has to be secret or it's not fashionable. As it is fashion, it is also heavily female-driven and thus, frankly, dumb and wasteful. The stupid command demand however. Guys must work harder to live up to this standard. The "please daddy buy me a pony" meme, is actually the financial reality of people who "move out and buy a NEW competitive home" after moving out early and renting. Suckers are always "cost of living crisis!" because their lifestyle is almost impossible.
"how do women do it?" they get support from EVERYONE. You don't.
>smart people trap
Smart people think about how it works and try to fit in. Your choice is do stupid or be uncool. The new world "give firm handjob get good home" standard doesn't apply to you. Renting and buying easily will require dynastic old-worlding infrastructure.
If you want to be cool, you have to do stupid. So just buy now, enjoy it and view it as a base. If you have a MANOR, get help from family and just lie about it to girls.

Even more reason to buy a house then. I your scenario your assets are wiped. But so is your dept. So go ahead accumulate dept and buy yourself a ridiculously expensive estate if you believe in what you're saying. You'll pay back the mortgage for the equivalent of a loaf of bread.
