My old LGS had a middle aged couple who played MtG. They were there from open to close, sometimes they were sleeping outside the door. One day, only the guy shows up, looking like hell, but still drops 500$ in 2007 on cards after trading in half their collection for store credit on new packs. He disappears for a week, breaks in and steals all their cards, not just MtG. Cops found him in the nearby scraggle of trees by the highway on-ramp, OD'd on heroin, surrounded in open packs. Turns out they both lost their jobs due to heroin addiction, lost their house, and spent all their money on heroin and cards. She didn't show up because she OD'd, and he took all her cards and cash.

LGS should be the hanging out place for the nerds where you live and you should make most of your money through food, drinks and renting space for bigger groups to play or a private rooms so people can play tabletop/board games without having to pick someone's house to do it.

Spoken like someone who has never had to make a major insurance claim. At best, insurance keeps you from being financially skullfucked so hard that you immediately lose everything. It doesn't return 100% of the value, the opportunity costs lost to being closed or inability to operate, or undo the damages.

Best case scenario is that insurance pays out a fraction of what you lost and you still have enough savings to keep operating until you can slowly, gradually recover the lost profits over the next several years, if you can stay open.

It's like when you see some shitty tiktok star or some xitter political hot take retard and they're raking in tons of engagement and money off the most vapid, worthless content. Sure, you could join them producing endless slop to please the algorithm, but then your life becomes consumed by slop and you have to spend all your time engaging with and catering to people who guzzle slop.

Same idea with a card shop. You could potentially make big money flipping funkos and pokemon cards to degenerate scalpers, but that means your whole life has to be consumed by catering to scalpers and learning about the latest scalper-pleasing trends and new releases. Waking up at 3am to wait outside a target so you can fistfight some other pathetic subhuman for the latest set of cards in hopes of flipping it all for a chance to one day score some holy grail rare collectible that you can sell for 6 figures, which just might offset the debt you went into just to start selling plastic and cardboard to idiots.

I would not open up a cardshop/hobby shop unless you had a really good Ghimmic to go with it.

Thing about hobby shops is they are super Cliche and Niche, you gotta develop a really good group of players that constantly show up there and you gotta do something that sets you apart from the rest of them.

IF~ i had the capital for it, and i was set out to do it, I would actually open up a wombo combo hobby shop + A small short stop grill. It would not be like a fully on kitchen for constant operating hours but I would fire up the grill and deep frier like every 2-4 hours, taking order like the first hour before it opens, and then pump out things like nachos, fries, burgers, breakfast burritos, really easy shit to cook but things that are cheap and hobbiests would love vs having to go some where else.

In the modern era you gotta turn your hobby shop into a place people WANT to just hang out at.
