Question to all the homeowners of /v/, how did you finance you're house purchase. Over here in Sweden the current average house price sits at roughly 3.8$ mill. Even with a house loan of 90% (bank's max limit towards the total home price) that still leaves me with roughly 38-39$ k that has to be paid out of pocket. I just don't see how people are able to afford homes in this economy yet these threads are usually full of home owners.

So your monthly remainder for expenses is 1k (I assume you meant after tax). How are you even able to afford rent? Again I'm talking about a scenario where you as of yet do not own a home, and how you would be able to save up that much while also paying rent + utilities + food.

I want my own place, I can technically afford it but one of my issue is not knowing where I want to live. Kinda like the town I live in now, but I also hate a lot about it. On one hand it's well developed while also having a lot of good nature around, plus my family is here. But on the other hand the climate sucks, it's always windy, winter are wet and summers are bright and hot as fuck even at night. Also, they decided this was a good place for an airport and I'm tired of hearing jet engines every fucking morning.
Not even sure If I'm even able to get a loan when my salary is so low. I don't have any family to borrow money from or even act as a surety for a loan.
I think I'm just fucked

inheritance. My grandma left me 120k after she died, 80k of which I put down on a 250k 30m2 apartment in a large city. My mortgage is about 1000 a month (euros) including HOA and utilities.
That was a year ago, I'm 37. I was living in a 8m2 shared kitchen room before and paying 700 a month on rent. I would not be able to afford jack shit without that inheritance even though I have a decent job working for local government.
The housing market here is completely fucked, everyone knows this. I think the average sell price for a house is coming up on half a million euros.

This.

It would have taken me over a decade - if not two - to afford to buy my house with cash. And that's if I never had a single car, medical, or any kind of emergency ever and if the market never skyrocketed.

My options were to either rent forever or get cucked by a mortgage. If I'm gonna pay monthly for where I live, I might as well live in a larger, detached building that I can fully customize and comes with a yard. My mortgage is cheaper than my rent was, but I know I'm getting fucked in interest. But hey, at least it will be fully paid off at some point (maybe) and I have garden, can grill, and have no neighbors connect to me to worry about.

Especially considering that i do somewhat want to move to another country and having my own place will cause more issues if i were to get a good reason to move(if you are wondering why would i need a reason to move if i want to move, its because i realize that my wish to move is heavily influenced by grass is greener at other side, so i decided to not make rash decisions and instead wait for good opportunity if that comes by.)
>Not even sure If I'm even able to get a loan when my salary is so low
thats the worst part, its easier if you have a significant other and you can pile money from 2 salaries or you live with parents and dont pay rent(like me)
Keep in mind that the older you apply for a mortgage the shorter time and bigger payments will be.
In the end staying around where i live now is probably the best option for me because my uncle owns a few small plots of land outside of city and i think i could buy one of them at a very good price and just build what i want there for myself(a garage with some living accommodations).

I'm scared of this too. Imagine taking up a mortgage for a house only to realize the place sucks just like the one you came from. Or worse, something serious breaks like the plumbing or the roof or some shit and now you have to get another loan to fix it and be even more in debt
>>
>>740022658
That's why you get a professional evaluation BEFORE purchase.
It's a lot cheaper.
>>
>>740022658
Plumbing doesn't break. I bought a place and renovated and realized the electrical wires probably could have used a re wiring but ill live with it. I did some fixes myself which worked.
The roof you should investigate before you buy and the bank will require you to hire someone to make sure the structure is intact.

Its a case of "he who dares, wins".
>>
>>
>do some research about prefab houses thinking it will be cheaper
>permits and other bullshit makes it more expensive than buying a penthouse.
Explain this to me. Do ""they"" simply don't want me to leave the city?
>>
>>740022885
Electricians will just tell you to always rewire.
Plumbers will always just tell you to re plumb.

They dont test what you have and tell you if its good or not. If you had a building that was very young, like 10 years old they would laugh at you hiring them and tell you that obviously you dont need to re do anything yet.
>>
>>740022658
>something serious breaks like the plumbing
i guess you could use insurance to cover the expenses but then it depends on providers, because some will pay out no questions asked while others will try to weasel out of the contract.
it is also possible to do some of the work yourself. especially considering that with the internet you can get all the theoretical knowledge on what to do.
>the place sucks just like the one you came from
in that case i guess its best to suffer for few years and move again, or make peace.
>>
>>740023098
And you think that's means you shouldn't do it...why?
It's still cheaper than the alternative

Yes, they want everyone to live in the city for maximum productivity and control. They are achieving this by making it impossible to not live in the city. There are no schools there, no jobs, no stores and shit infrastructure

79k 3200sq ft house in suburbia within a 70k pop city purchased in 2017.
Partner and I got it after saving for 3 years while renting.
Now the house is worth at least 220k.
It's fucked.
>>740017620
I purchased none of that for myself. It was all from friends or loved ones. Ujelly?

Cachyos, so yes.
Been on it for a few days now.
>the good
-One button install for all the vidya drivers and software I wanted
-plasma desktop environment is familiar to windows in the good ways.
-It's not microsoft
>issues
-would not read my 2tb drive. Fixed by doing checkdisk in windows to fix whatever corrupted file I had on it.
-None of the extra drives I have will auto mount when I boot. I know the fix, but I'm still lazy and busy irl and playing vidya.
>Firefox isn't quite as stable when in more intensive websites when I do a lot of resizing of the windows. It was mostly just this shitty poe2 website.
-dlss in poe2 makes the game run significantly worse. I don't really like dlss, and I haven't looked into drivers past the "lol 1 button vidyagaems install" thing. So I don't really care.

Yeah it's backwards when I sit on it, I just threw it there for the photo. Also I switched to a yoga mat instead of a blanket, doesn't get as dusty and sheds a lot less fiber.
>>740017648
It gets pretty bad on your back if you sit for long periods of time. Like you gotta stand up every 20 minutes or so. Like this anon >>740025419

That's actually one of my biggest issues. I feel like I can't commit to a single city, or even a single neighborhood. They should at least let you rent the place for a couple of months before doing something as serious and costly as a house purchase. How can I know for sure I want to be there my whole life if I've never seen how summers and winters are like?

It helps, but there's the matter of your own independence.
And then there's also the societal pressure that normies and internet faggots emulating normies peddle forward to put other people down.
Maybe 10 years ago it wouldn't be that much of a problem but they still push this shit, I'd like very much to put their heads through the wall.

I saved up for 7-8 years while living at home.
Honestly my house is pretty shitty in terms of size/area, but perfect for a single loser like me. It was already done up too, so I lucked out and had to do very little in terms of decorating and such. My deposit was about 20k Bong.

Family inheritance and good investments. I'm not rich, but I earn enough from my investment to allow me to splurge money on GPUs and PC parts without tying a noose around my neck after every purchase.
I got an old house in another state my uncle left me after he passed away, I put it for rent and use the money to keep the house from falling apart and pad out any bill I hate paying, mostly taxes.

far better than a stand/sit desk setup. I have an L5-6 back injury and it completely eliminates my pain/numbness. I don't use any cushions though. the key is to shift your sitting position often so you're never sitting still sf applying pressure on your back for an extended period
