can I get some financial advice here? Is it possible to live off $3400 a month + having a savings of about $300,000? I'm inheriting 2 rental properties (I advised my parents to buy them with their money) plus I have about $300,000 in various cash, stocks, and etfs before I got fired. Could I just retire now? I live with my parents so no rent.

Also, is it a good idea to spend that $300K buying another rental property that will get me about $1300-1500 a month or just keep it in a mutual fund for 8% avg return?

Only if you have a revenue stream to support it. A property may just randomly incur a random $40k bill cause the roof unexpectedly started leaking for an uninsured reason, and then you not taking care of the tenants becomes a human rights lawsuit. At which point you need to liquidate a "uninhabitable" place that developers will only give you 30ยข on the dollar for

Healthy have a car and live with parents. My parents pay for utilities and property tax. I think my monthly expenses plus utilities and insurance is about $1000
