What are some inoffensive excuses or lies I can give someone that I don't have space to rent a room, when I maybe actually do?

The real reasons are unfortunately going to hurt their feelings.

If renting just say your current lease terms don't allow for any further sub-letting.
If you own, just say your homeowner's insurance policy doesn't cover renting to another tenant at the moment.
There are plenty of plausible excuses. You can also just stop being a bitch and say "no, I don't want to".
