I need advice on suing my absentee landlord and another individual in small claims court. I have the potential to recoup $12,000 worth of expenses due to me being stuck in hotels for the last 3 months, and I have a phone call I recorded where they admitted the house was uninhabitable.

My question to you is what did you do to win? What was the experience like?

I am going through another attorney but my last ((attorney)) quit to work at another law firm. This left me in the lurch and the other law offices are so busy it’s hard to find representation in Ohio.

Thank you in advance

First thing I'd do is check that 12k puts you in small claims jurisdiction. Check your county and make sure you aren't in the next level of court. Also, read the rental contract over a bunch

>thanks for answering
I did all that, but now I need to know how to submit a case. All my files and evidence are organized as exhibits

The whole point of small claims court is that you do NOT use an attorney. In return for that simplicity, most have a limit of $5000 or less.

You are already lawed up but you can just grab the forms at the courthouse, for small claims. I think you are talking about more money.
