Why would you tie up all that capital in a house though? Keeping more of the principal invested outpaces the annual interest you pay.

Even going what would now be considered conservative, putting that money in the S&P500 is averaging 12% annual returns for the last decade.

I had a mortgage on a house at about 3%. I kept that because I could comfortably outperform the interest. I moved when rates were over 7%. There's no guarantee of outpacing that. I have $5 million invested anyway and the peace of mind of outright owning my home is worth more to me than the possibility of getting an extra 2% or so on the $600k my house cost.
