$500k house during covid years with 3% interest rates would be same mortgage cost as a $350k house with today's 6% interest rate. No one is selling with these rates and no one is dropping housing prices.

My intuition says next fall/winter will be the best time to buy. It will be a slow burn with a mini dump but it's no longer 2008, a huge crash won't happen. They'll just drop rates back to 0 and chicken out. Another year of this painful slide and then mortgage rates will get really low and that will be the peak time to sneak in and grab some cheapies.
