Went out of real estate funds earlier this year but all the contract work with that will be settled by the end of the year. I still hold crypto since im still pretty good in the green but too far from the numbers i need to see for selling. Ive got a couple more months to think about what im gonna do with the money at the bank. I could take it out and buy more pm's but also i could buy some stocks with it. Im a pretty conservative, long type of investor so trading with stock options aint really my thing. Right now, farmland (and real estate in general) is overpriced. At some point in the near future (ten years?) relative to gold and silver, land will be much cheaper.

This is a common question on /pmg/.
The $10k flag that arouses the US government's interest is raised when the transaction involves cash or its equivalent (see line 32 in pic related). If you use a personal check or electronic transfer, this Form 8300 never comes into play. The dealer who pays you fills out the form.
If you sell a small amount (I believe $1k is the trigger), no reporting of any type. For anything over that, you should be filing a 1099-B. However, sales of Eagles (silver and gold) up to $1k *face value*(!) are apparently exempt from having to file a 1099-B, but still subject to inclusion on a Schedule D form for long-term capital gains tax. Note that you are reporting the *profit* on these sales on Sch. D. So make sure you have your original purchase receipts so you can subtract that value if you're audited.
Note: I am neither a tax attorney nor CPA, so there are probably all sorts of caveats and details I'm missing.

I want to use the equity in my house to buy more metals, is this a retarded idea?
I bought a place in 2016 for 230k, which is now worth roughly 550, of which I owe 160 to the bank
If I get the full 80% LVR, that's ~300k to invest in other assets before the dollar dies
I can get a rate of 4.5% or so, though in my gay country rates are always variable and you can only get fixed rates for short periods because of the jews. I'm anticipating lower rates and hyperinflation though, which is partly why I want to do this.
Alternatively I was going to just sell, but I don't want to pay taxes :(

I've been telling you guys over and over again, silver is not a precious metal. I still have a stack from 2011 that is finally now worth half of what I paid for it. It shoots up during a panic and then falls back down to it's useful value which is the equivalent of a mcdonals meal per oz.

Silver is the reason why I've been holding onto FIAT all this time and lost half my purchasing power because I didn't believe the asset bubble could last this long or that houses in canada could become this retarded.

I'm going to turn 4% of my assets into physical in case there is a monetary reset some day maybe 20 years from now, but the rest will be going into funds, either metals or stocks. I'm done holding FIAT though, every pay cheque from now on gets invested.
