Wise decision IMO. Housing prices will never slow down in this country and you will never realistically be able to save your way to being able to afford a house with a decent deposit unless you’re making 300k/year. When your future kids grow up they will count their blessings that they had a parent with the foresight to get into housing before most people are priced out entirely. If current growth rates continue, a house in Adelaide by 2050 will be about $25M.

I'm also Aussie who recently came into a decent sum of money too (from car accident insurance payout, not inheritance, but similar idea). I've decided I'm going to try catch the housing market, rather than just go in now. Houses grow at about 5.5%pa historically. Obviously it is quite easy to beat that on the market. Housing has the advantage of leverage through a mortgage, but the size of the mortgage depends on your cashflow, not necessarily on your deposit.

With 950k in etfs you could easily get ~8%pa and beat the growth of a 950k house. But if you've got solid cashflow then you could leverage 2x and buy a 1.8M house. That'd grow even faster. I'd personally rather be a rentoid for a little while than have a mortgage for a long while, so I'm going with the market, but it depends on what you value I guess.

If you do buy the house, make sure its not some newbuild garbage made of foam and toothpicks, buy one that'd make your grandpa proud.

I mean your setting yourself up to eliminate a huge expense that destroys a lot of people so it's smart. Sure you could throw it in some shitty stocks and it will probably go up over time, but so will your house. There's nothing stupid about it. It sets you up to have more free money and time to put into other investments/ventures. Do it OP, you won't regret it.
