Not sure about in America but in some parts of Europe, the down payment is a lot higher than for a residential loan. Eg might be 30%

Whereas for a personal loan I could get say 30k with no deposit or a mortgage for whatever amount with 10% down.

Have you looked into what getting a business loan entails?
