Anyone who sells real estate as passive is completely full of shit, especially shithole real estate.

Is it doable? Yes, especially if you do it full time, have a crew, underbid and flip shit quick.

I do understand that you are talking about long-term renting though, which doesn't scale past 1 or 2 units without becoming your job. And it wll still take up all your free time. You can argue about how it's passive all year, but anyone who has done it knows better. Again, ESPECIALLY with super low-cost units which are somewhat profitable and maybe even 'cash flow" as the memes say. They cash flow for a reason.

But yes, if you have nothing else going, buy a small home or condo for 300k (200k + 100 in repairs) and rent it out for 2-2.5k a month (competing with nue 1.6-2k studio apartments). Yes, it will eventually "pay for itself", maybe with small losses from you here and there and you have a "free" condo / house when you are 80.
