Would it be better to rent for around 600 instead of paying 1400-1500 a month on a HELOC financed mortgage? Assuming the property needs 20k of repairs and is worth 150k after repair, with 100k owed. Have been laid off repeatedly in entry level tech and the only stable work I can find is wagie jobs. I could take the money from the home sale and invest it, and probably grow it faster than real estate appreciation over the next few years. I also have heard a stalling of the housing market is due soon. The neighborhood also doesn't feel as safe as some places to me.

My starting money would be about 20K so my thoughts were to wait until stocks and crypto go down and buy some btc, some more gold and stocks and ETFs and keep that as a balanced portfolio, even if I didn't contribute anything more to it, it would be worth more at the end of the mortgage than my home would be, most likely. The only trade off is having to rent somewhere or live with roommates.

I'm getting a 3 room apartment in a nice area for 600usd in Sweden by the government landlord. Not social housing, we just have communist rent laws so rent increases are regulated by law. I sold my piece of shit house recently and I'm never buying another piece of shit house again. Maybe when I'm older and the kids are 13-15 and I'm financially independent.

I found a nice room in a house with a nice family in a nice town for 600. The room is a bit small but I'd be working a lot anyway. In a few years I could take my funds and get 10% down on an SBA loan for an ATM route, use that to cover basic expenses and put 10% down on an investment loan for a house and rent rooms out after renting the whole thing out for a year. Investment loans require less down payment, no income verification, with a slightly higher interest rate. Then after a year you're allowed to move in if your circumstances change and you rented it out for that year.
