I sold a good portion of my smg winnings (chainlink og suicide stack) to buy my first house at age 36. nice neighborhood, no real issues with the inspection, and low $30/mo hoa.
and fuck there are so many problems i would have never seen, like the sprinkler system being fucked (inspections dont cover that wtf), weird circuit issues like certain lights flickering when other lights are turned on. this house was $650, and ive already spent ~$35k on repairs (that i never budgeted for) and now i cant afford anything. does it ever get better?

Five years later, the tenant moves out and they finally do an inspection, and see that the place is practically destroyed. Even if landlords are made aware, no way in hell do they have enough money to do preventative maintenance - they are HELOC flipping down payment queens. No cash flow at all! All of their rental "income" goes to a car lease. They will reluctantly replace an AC unit or anything else that could put them in legal trouble, put that on the credit card. But replacing a window? Nah, Jorge will just put some silicone sealant on it, it'll hold up until the end of the lease.

Yeah all of these "forever investments" are going to look real bad once they're put on the market and people can see what's inside. We're just waiting until the last possible moment to open up these stagnant refrigerators filled with rotten food. You know what's lurking inside, but as long as you don't open it, you can pretend it's okay.

The wattage on it is important. You do not want to go from an outlet that handles lower wattage to installing a higher wattage one without upgrading all the necessary wiring going through the house. That is a recipe for an electrical fire if not done right. Im too paranoid to even risk changing out the outlet on the off chance I misunderstood something. Though I also dont want to risk electrocution even if the power is shut off entirely.

next jobs would be 1) tearing up old carpet in basement and replacing with vinyl flooring and 2) fixing drop ceiling in basement, probably replace framing and panels.

If you learn how all your systems work and maintain them as needed then it can be manageable to fix things as they break. Obviously you can't do stuff like install a new HVAC system or roof, but a lot of stuff you can do yourself and not have to pay someone. There are YouTube videos for everything.

Well most of us don't pay attention to something until it breaks. Then at that point you are panicking because you want your shit to work so you mess around with stuff instead of taking time to learn how to do it right and run the risk of making it worse.

When you hire a professional to fix your shit, watch everything they do and ask them questions. They are usually happy to talk about what they do and how your stuff works. That way you know how your house works and you can confidently fix problems the next time they arise.

I recently had to fix my garage door, my boiler, and my well pump. When the professionals came, I didn't just leave and let them work. I watched everything they did and it was very easy to understand and follow everything they did. Now I know exactly how all these things work and what do to when there is a problem. It's not difficult at all if you take the time to learn.

you do need to understand it, otherwise you wont comprehend why you need to change the sw3 into a 4-way switch and add a 3-way at the end of the chain and wonder why it doesnt work at all, because you cant chain a 4-way after a 3-way, which means you need to locate and disassemble the final 3-way, or break the chain before it and insert a 4-way

this isnt lego, this is logic and I can sense you dont have a lamp in your house which is controlled with 2 switches, and if you do, you probably made it an AND gate and therefore you need to have both switches in the correct position for it to turn on, defeating the whole purpose of having 2 switches
