I’m starting to feel like real estate isn’t the great investment everyone says it is—whether you’re buying a place to rent out or even buying your own home and hoping to sell it later.

Even if your tenant covers the mortgage, you’re still stuck paying council rates, property managers, repairs, and all the random maintenance that pops up. All of that comes straight out of your pocket.

Most people are already taking on 30-year loans, and now we’re hearing about 50-year loans becoming a thing. At this rate, just having a roof over your head is starting to feel like a luxury.

Honestly, when you look at all that, the stock market starts to seem like a much better investment. It doesn’t come with the constant bills, headaches, and surprise costs that real estate does, and you’re not tied down to a 30- or 50-year loan just to make it work.

Only way to make good easy money with real estate is getting lucky and finding a piece of land for sale that you can put a ground lease on.

It should maybe be like 10 to 25% of a portfolio. And your residence — nor vacation home — should ever be thought of as an investment. Real estate as an investment is only rentals and agricultural and mineral extraction.
People get fucked up trying to buy and hold or flip real estate. Taxes alone will burn you badly.

You can use it for yourself, your family members and it dorsnt have the risk of losing it all, stocks are too abstract, sure you own a piece of production but it feels like nothing while property is real shit.
