What are the big things to consider when investing in a house?
>>61563888A house isn't an investment
>>61563888Whether or not you live near minorities.
>>61563888amout of niggers nearby
>>61563893>Appreciating asset isn't an investment
>>61563900Go ahead, don't do the required and very expensive maintenance on your house, see if it holds its value.
>>61563888Structural integrity, utilities, location/amenities, school catchment if you have kids shit like that >>61563893I mean it is but you should buy it based on if you want to live there. Generally a nice place to live appreciates any way.
>>61563935I do and own my house and land debt free by the by. My property has appreciated about 100k in the past 5 years. It's like owning gold but I can also fuck your mom in it.
>>61563935>required and very expensive maintenance on your houseI've lived in a place for 3 years and had to have a ceiling fan replaced. Not much else. Just don't be a slob and clean stuff.
>>61563888Maintenence. Insurance. Property tax. Demographics. Crime. Nearby entertainment/shopping. School system. Flood/Fire zone. Jobs within 20 miles. Median income.
as long as you reasonably expect to stay a while, there are three things that matters school ratings (aka is is shitty or not, English second language, stabbings) rent vs buy costs in your area, there are places it doesn't make sense to buy if you're moving in 1-2-3 years.property condition, if it need a roof, foundation (avoid that) windows so on, some higher priced lower work properties can come out ahead of lower priced higher work places in TCO. unless you plan to rent because then it doesn't matter, adjust rent according to costs + profits
>>61563888a house is not an investment
>>61563888>buying a house in Montgomery CountyOP must really like taxes
>>61564245I'm not and PA taxes are pretty cheap all things considered. This area is close enough to go to Delaware for 0 sales tax on large purchases too
>>61564350It is a nice place but things are quite a bit freer, cheaper, and more open if you go a little further out into PA.It's ironic that most of the people who can afford to live in the comfy towns that have regional rail never actually take it. They have luxury cars and drive.
>>61564488>freer, cheaper, and more open if you go a little further out into PAMost people will make significantly less and I don't know what will be less freer besides more cheap land. Working in Montgomery county can afford you a mountain house or beach house along with your main residence.
>>61563935Easy, just sell to millenials that never had a house and know jack shit about plumbing, roofing and electricity. Even 50y w/o maintenance is an easy sell.
>>61563935It will. Land is what appreciates, not so much the house (which degrades even with maintenance).
>>61563942>My property has appreciated about 100k in the past 5 years.Yeah thank God I have invested (even though parrot idiots will say it's not an investment) heavily in 2 apartments 5 years ago, their appreciation will offset my brutal destruction in crypto scams. I will never be rich but I will be OK if I stay on the straight and narrow.
>>61563895This is really the only thing that matters, its not worth it to live near any of them. This is serious advice
>>61563895Unironically this
>>61565906You got this anon
>>61563888>consider- amount of minorities and proximity to them- how good is the school district - is it walkable or have any close by destinations, small cages or gyms etc..- is there some kind of transport hub or close proximity to train station or airport or a short commute- if it is then are you near the sound it generates or under a flight path- are new developments happening nearby that will inflate property taxes or increase home equitythose are all the major ones
>>61563888That you dont need five bath rooms like a cornsyrup fed lardmerican. Buy a small unit in a city with good job opportunities.
>>61563888You can always make gay nigger cuck porn there.
