Is there any money in turning an old warehouse into an event venue? Tickets and concessions could be a good chunk of change and you don't even need to do much with utilities on off days

Food? Something people will be drugged out / shitfaced at like a concert venue?There are boatloads of crunchy art studio spaces out there where somebody bought up an old warehouse, rented out some sections, and use other sections for craft shows, and random artsy events.
