Is there any money in turning an old warehouse into an event venue? Tickets and concessions could be a good chunk of change and you don't even need to do much with utilities on off days

Thats not really a yes or no question. Its going to depend heavily on a great number of factors such as the area, what kind of access/parking is available, saturation, your access to financing and your ability to efficiently remodel, maintain and market the space.

There is potential sure but if you're at the stage where you're asking 4chan you need to do way more research before committing a single dollar.

You would need to:
Make the outside look at the very least presentable and clean
Have adequate parking
Make the inside clean and usable
Lots of tables and chairs
A green room/backstage room(s)
A place for storage
A light system
Big sound system
Constant marketing

Highly Recommended:
Kitchen
Bar
Big ass doors to move equipment in and out

Alternatively I would suggest remodeling it into office space and renting out offices to businesses.

Almost certainly. That's what most concert venues are. I've been to cool clubs that were very obviously meat packing plants or something.
The issues I see are regulations and specifically in regards to "what kinds of events?". Will you be serving alcohol? Food? Something people will be drugged out / shitfaced at like a concert venue?

There are boatloads of crunchy art studio spaces out there where somebody bought up an old warehouse, rented out some sections, and use other sections for craft shows, and random artsy events.
