if the debt is owed in fiat, and the interest rate is relatively low (6 percent or less), then taking out loans in fiat to buy real assets, such as precious metals, should be literally the coolest thing ever right?

explain to me why you would not agree to take out a $1 million dollar loan at 5 percent interest over 30 years and immediately buy precious metals with it.
