The main thing is that land speculating will not pay off, it just won't anymore. We're at an all-time high for basically all the land around the world except little mountain peaks with no road access, except we're probably also at a high for those because they used to be effectively free in the past. They were literally giving that shit away when we settled america, my town's population has actually been trending downward slowly and we have no reason for these higher land prices because there are continuously less people here.

I only see land prices increasing in places where the population keeps going up, most rural places aren't like this, most countries are below-replacement and the ones that are above replacement are trending downwards and usually poor as shit - they won't have money to buy land anyway.

Nothing wrong with owning a private beach in a country you like, but it's not an investment. This is a common real estate trap, buy it because you like it, not because you think it'll generate you more money.
It MIGHT happen to be that said land is actually profitable in the future but you can't count on that, nobody in the past could have predicted random florida swampland would 10x. I swapped all of my ETF for the >actual< stocks inside those ETFs. Instead of buying an ETF with Hecla in it - just buy Hecla... does that make sense? Cut out the (((middlemann))) in everything you do.

Thank you for your comments. I should have added, I have about 300oz physical silver and maybe 5oz physical gold in fractional coins. Sure I could get more but I have enough that I want to start buying miners as well I think they have plenty of room to grow.

I told my parents about silver three years ago and even gave my dad 5 ounces for his birthday to try and educate him about silver. I gave him a coin, a round, a bar, a cull, and some constitutional silver.

Silver will become the most valuable element by the end of the 21st century. AGI is coming SOON, but even it can't violate the laws of physics. Technological society needs silver more than any other element and doesn't have a good way to increase the supply for decades. We are in a 5 year deficit right now right as demand is spiking.

All of the rich easy nodes are gone on earth. Most of silver comes as a byproduct from other mines now. Hopefully AI can produce silver more efficiently than a star exploding or make asteroid mining super profitable. Otherwise, silver is going to be the number one commodity not only of the 21st century, but the entire third millennium.

But heres 64 grams sterling, 57.6 grams or 0.18 troy oz of silver. They're unweighted. After 97 dollars to include jew tax on the jew silver and shipping, that's $52 a troy oz of silver

I also have bought tons of pre 63 junk silver as well as stacking obligatory pure rounds

You can't find pure bullion at spot, but you can find junk way under it if you look at estate sales on ebay
