First time visiting here, and a lot of you guys seem to be having problems so just thought I'd give some advice. My story:>Ausfailian>Never bought a single stock or cryptoshit in my life>Just traded up my own home and moved a few times since first buying in 2018>Home mooned during COVID, cashed out and bought somewhere cheaper>Next place mooned again>Now mortgage-free and using the equity to by an investment propertytl;dr Real estate is the only real investment and if you bother with anything else you're just gambling. You're welcome, and thanks for coming to my TED talk.

>>61831892Only Commisar Jamal and Commisar Cleetus can fix the property market, but Commisar Potato can join as an honorary member of the troika.
>his entire networth is predicated on indians continuing to flood his country and pumping the housing marketno thanks
>>61831913Yeah but the jeet importing is guaranteed to keep happening no matter who the country voots for, so why not cash in?
>Just traded up my own home Oh wow very talented much congratz
>>61831924Thank you. The trick was of course to just buy somewhere cheaper each time that hadn't mooned yet. Much easier than guessing which memecoin will go up before crashing 24 hrs later.
>>61831920because you are reliant on the jeets nowif a theoretical goverment came in and banned all jeets you will seethe and resist it. you are basically a golem.
For much of 2018, BTC was $6k usd. Let's say your home cost $500,000. If you had put even half that directly into BTC, you'd have a 10x right now: $2.5 million. If you sold the recent top, you'd have more like a 15x - $3.75 million.
>>61831936>if a theoretical goverment came in and banned all jeetsWhy worry about impossible hypotheticals?
>>61831940My net work is now approaching $1M AUD, without buttcoin gambling. One is a gamble, one is an investment that you can at least sleep easy each night knowing it won't plummet by the time you wake.
>>61831940people buy homes using leverage retard. he didnt just drop a 50% downpayment on his first house unless hes braindead>>61831942this is the golem mind in action. it cant even imagine a better future
>>61831950Yes I only paid the 20% needed to avoid LMI each time, and kept the rest in redraw.>this is the golem mind in action. it cant even imagine a better futureI still vote for Pauline, but I know she ain't winning at the end of the day.
>>61831945Housing prices could've collapsed, as they did during the GFC. You've been privileged/doomed to live during a time of insane currency devaluation plus municipal ordinances causing equally insane asset growth.>>61831950>POX idEven God knows you're cursed. This is one more signal.
>>61831955>Housing prices could've collapsedImpossible due to the jeetfactor again.
Here’s some advice for you : You got lucky . Do not push your luck. Interest rates are now going up for 30 years after going down (artificially) 30 years. Get a skill and save. Do you know how to confirm this is true? Look at gold ;) your welcome
>>61831974>Interest rates are now going up for 30 yearsImpossible, the government would never leave 65% of the country which owns homes largely on variable interest rates here hold the bag like that.>Look at goldI'm looking at the one month graph and it looks as volatile as a memecoin, what's your point?
>>61831875If you were smart you would sell your properties and invest the money in index funds now instead. Real estate only gives you average annual returns of ~5% while the stock market gives you 10%. Assets work on reversion to the mean and since real estate has given very high returns above the mean recently, that means expected future returns are going to be below the mean. You are not going to get the returns in real estate you got in the last 7 years. A simple sanity check backs this up as well, if real estate prices double from here, exactly who is going to buy them?
>>61831936the government and its public servants, including cops and medical types are up to their fucking eyeballs in investment properties. they benefit the most from the jeets. the jeet ride has not even begun
>>61832000>who is going to buy them?Jeets have a lot of gold back home, and want houses here, plus Brisbane where my properties are should have an Olympics moon coming too.
>>61832000>Real estate only gives you average annual returns of ~5% while the stock market gives you 10%.and the vast majority of real estate is bought with 5-10x leverage. In that made up scenario the real estate investor mogs the stockcelwhy cant the average brainlet on biz understand this
>>61832000>Black Rock.>Black Stone. >check mate
>>61832246>>Black Rock.>>Black Stone.>FED prints trillions >gives them money generated out of nothing.>the buy properties. I would actually BAN the investment funds from buying residential properties, because what happens now is that they are too expensive for an average american youngster to buy.
>>61832288That's >precisely why they're there.>you'll own nothing >and be utterly miserable
>>61832013>and the vast majority of real estate is bought with 5-10x leverage. In that made up scenario the real estate investor mogs the stockcelYou can buy stocks/ETFs with 5-10x leverage too though.
Is it too late to jump into real estate now?
>>61831936Stock markets are also reliant on emerging markets in the third world.
