Home prices are unaffordable because of the way they're leveraged. The government during COVID subsidized mortgage purchases to the point where people were able to get loans at negative real rates. Everyone who had an existing loan that they refinanced, or got a new mortgage basically got free money. Smart people who did this realize this fact, and because of this, will not sell these houses unless they're forced to by circumstances. This has decreased the supply at the same time that inflation increased the cost of building new houses. What would change these circumstances? Mortgage rates becoming close enough to those previous all time lows might get some of those locked in people to sell, but those lower rates would likely also increase home prices, resulting in a wash. A decrease in the cost of production could also, but I don't see deflation happening anytime soon because the government can't afford to not inflate away the debt. An increase in unemployment might force selling, that's the main way I'm seeing prices come down. That seems like the best chance in the foreseeable future to buy, because any slowdowns in economic activity I think the government is going to throw the kitchen sink at, they simply can't afford prices to go down. What will eventually happen I think is the prices will stay high nominally, while wages and other real assets catch up from inflation over the next decade as the US devalues the dollar to try and regain manufacturing power, and the rest of the world significantly decreases usage of the dollar as a reserve asset. Buy gold and silver if you can't afford a house now, and make sure you qualify for a mortgage if you see a significant increase in unemployment.
