Can you overpay mortgages in the US? Here you can generally overpay up to 10% of the initial balance every year without penalty while in a fix, and however much you want while not.

Our interest rates are almost always fixed for up to 30 years so we don't get turbo-raped if rates go way up like in the 1970s. So it's a little less urgent to pay it down.

In Palo Alto, CA, their property tax would be around 1.2%, meaning that after they pay off their mortgage, they will have to pay $2.5k every month in rent, forever. To put things in perspective, that's around 1.5 pounds of silver every month.

Yes, if we are stupid. Pretty much the same here in 2008, after that they brought in affordability criteria and income verification. Previously you could just tell them you earned whatever and they'd take your word for it, now they have to verify. And they have to do a limited amount of simulation, like if rates went up to say 10% would you still be able to afford it. But there's still ways to get round it and still get fucked.

The ticking time-bomb at the moment is interest-only mortgages. Poorfags got these mortgages where you don't pay down the principal, just the interest, so their monthly payments are really low. Of course the idea is that they invest the extra and have it to pay off the principal when the mortgage ends. In reality they are poor and/or stupid so they can't and/or won't, and when the term ends their home will be repossessed.

There are also tracker mortgages which as the name implies track the base rate plus say a percentage point for either a certain period after which you remortgage or for the entire term. They're usually cheaper than a fix because you pay for the certainty in a fix, but you're obviously exposed to any economic shocks.

In my case, a lot would have to go wrong for me to get fucked. Monthly cost along with insurance and other associated bits is not much more than what we pay now due to different terms, and less than 25% of our household income. And with the 5 year fix we should have some notice of any big changes and be able to move cash around to bring down the principal.
