95% of the time. SOMETIMES however you get some fucking asswipe that won't pay an invoice and won't return your calls or answer the door (in my case it was for $600), and you obsess over it every single day for months. Then one day opportunity strikes and you see they put their house up for sale and there's a pending offer. So you waste 2 hours of your life driving to the county clerks office to file a mechanics lien against their property so they can't close, and call their real estate agent making them aware of the situation. Their real estate lawyer calls threatening a lawsuit if the deal falls through and they can't close. You ignore the voicemails. Less than 24hrs and a liter of whiskey later you get the payment via Venmo and have to go back to the county clerks office to drop the lien. Still better than working in an office I guess. In the 5 years of owning my business I've never been stiffed but have had to do this on 3 separate occasions. It's ALWAYS upper middle class retards in debt up to their eyeballs. I really really really dont want to go to court over this, which is why ive been so leinient. The path of least resistance is he just finishes the 10% that remains for the project but I probably have to cancel the contract and sue for the money which is a major pain in my ass

Just had a retard come into the office one day and after providing service he didn't want to pay because the results did not certify him and explained to him the inspection fees are due whether you pass or not I don't give a fuck if your izzat was insulted as soon as you sign the invoice your ass is mine. Had to call the cops and deal with a headache until he finally paid if it were up to me I would have kicked him out a long time ago but when you have to answer to a boss every asshole that sets foot inside is a walking Shekel.

My business has been growing 25-30% year over. Continuing to invest in something I have near total control over because I own the means of production is a no-brainer. When I personally pay for something I'm way more concerned about price and outcome because I am paying for it

when my business buys something I'm less worried because I'm not paying for it. My business is paying for it. My customers are paying for it. Since it's tax deductible, other taxpayers are paying for it. It's a normal operating expense, not some personal problem I have to worry about

having never run a business you don't know this. You probably think businesses are super concerned about the thousands or millions of expenses they pay every day and every year.

Yup. My gold mines are empty nest boomers with 2000sqft homes. Some of them email me apologetically for sending out checks a week after they get their invoices (I give everyone 3 weeks to pay). It's the Gen X/millennials living in McMansions you've gotta watch out for (also Indians). Last year I started prescreening clients prior to even giving estimates. The worst possible clients are the Pete Hegseth types. They have some kind of psychological predisposition where they get pissed off they're technically "the alpha male" of the house, but are too caught up doing what they do to cut the lawn, trim the shrubs, clean out the gutters, or remove the snow from the driveway. They always pay up, but it takes some face to face cajoling or contacting their wives to get on their case. Very frustrating. One of my clients is a 40 year old bodybuilder and holy shit he's either pre Alzheimer's or pretending to be retarded cause this dude has a worse memory than a real life pothead.

when I worked for individuals I used to run a credit check on them before signing a contract.

if they refused the credit check I'd hand them off to some other company that wants to not get paid.

After the credit check I handed them a form advising them that I'd have a lien on their property when the work was finished, and I'd release the lien when I was paid.

even with all that I still had the occasional client go bankrupt on me. Plenty of clients paid slow.
I started working for banks and insurance companies. Then I started subbing for primes. After that I got into maintaining commercial buildings only. Requires a lot more compliance and hustle, but it's better work in every possible way.

Definitely taking that to heart, an older friend of mine owns an excavation business that's strictly commercial. Keeps telling me to move away from residential private shit so client headaches go away. Problem is private/residential is my entire foundation and reliable employees are hard to come by. Gotta work my way up from the bottom I'm investing in employees this year, and marketing to commercial accounts exclusively. I'm assuming it won't be a smooth transition and studying on how to motivate employees to show up on time. Worst case scenario I only work 30hrs/wk and spend more time with my family, but I could also end up biting off more than I can chew and do it all solo dolo 60/70hrs a week. Either way I've got no debt and an 80k cash bank so fuck it go big or go home.

there's a lot of small commercial jobs that can be done by one guy. There's more competition for those jobs, and you'll probably have to travel, but that's how I got started

do the small commercial stuff until you've got enough work to hire people. You don't have to do it that way, but I found it easier to work up to employing a steady crew.
