I was born and raised in the northern portion of North America, my father built and operated a reasonably remote Eco tourism and wilderness sightseeing lodge that was successful and thriving during the golden years of the 90s and early two thousands. He had that opportunity because he had a good relationship with the rich Eastern coast guy who shared similar interests, But that guy also became very old and passed away over a decade ago at this point, and due to the economic conditions of the 2008 era the lodge was forced to close and the property has remained unused since then. My father originally leased the property, And the family owners have been trying to sell it for about 15 years now. Due to their inability to provide upkeep funds and the remote nature of the area it has started to become overgrown, and despite numerous price drops nobody has purchased it yet. It's roughly a 170 acres with lots of riverfront waterfront area, and they are bringing the price down to 200k [from original 1M over the years] for a bid situation at the end of this month.

I do not have the money to purchase it outright myself, but I have intimate knowledge of the already existing infrastructure and area that you really couldn't find and pay for otherwise. I'm not asking for someone to buy it for me, but I'm trying to find someone who would appreciate that kind of safely remote set up along with someone knowledgeable and local to keep an eye on it when they are not around. A groundskeeper of sorts, or maybe just nice enough to let me buy the house that my dad built with two hands with a little parcel and keep an eye from there. Enough room for a private airstrip even, if you want easy access. It's a great property investment opportunity for somebody with more cash flow than me, but it's the kind of thing that Would overwhelm and confuse somebody who knew nothing about it walking into it for the first time.

Just go to a bank, 200k isn't even that much money these days. Or talk to the owners and try to arrange a private mortgage where you pay them and if you default then they get the land back etc.

Well what I mean specifically is that there has been quite a lot of overgrowth occurring in the last 10 years since my dad stopped mowing everything and if you walked into it without talking to someone who was knowledgeable with the state of the buildings and the plumbing and how it was built and how it works, you probably wouldn't think that the investment was worth it. There are 4 houses and 9 cabins spread across 3 different compounds All with different aging plumbing systems and possibly a little bit of foundation work needed For the older ones that were built-in the 50s. You would definitely have to be the kind of person who was interested in having and owning and keeping a off grid compound where you could house a family or 6.

I have been in talks with them 4 years at this point come they are very strict with what they want and they want all cash up front. I know it's not a lot of money but I don't have access to it. It's not openly on the market or anything and this current bid process is only for the people that have already been working with the company, though obviously if I brought an investor with the money I think that would be a valid option as well.

My dad rigged a car battery up to an inverter down in the basement near the wood stove for the early mornings when pokemon came on originally, at like 6 AM, so that I could watch it on the little 13 inch tv before the rest of the family got up. My father also built every building on that property with his own 2 hands and with the lumber from the woods around us except for the 2 oldest buildings that were built-in the 50s. If I'd kept my charizards or stored a couple OG 1st edition boxes I wouldn't have to be here asking, muhammed.

Already did years ago. The biggest issue with that is the fact that my dad was grandfathered in with the property whenever it sold, Per the original owner, but they started making him pay rent at a certain point and he had a falling out with the sons of the original guy because he was kind of like a surrogate son who was into more outdoors stuff than the guys actual kids. So regardless of whether or not it's through their experience or through their attitude towards my family, the rent own thing is not a option for me or anybody else. Part of the reason it hasn't sold for this long is that they want it up friends in that manner. I'm guessing so they can wipe their hands of it entirely.
