Hey biz, I'm the townhome anon from last year...

I did sell the property, because I was going to be relying on renting a bedroom out and my living room in the unfinished state it was in to float the place until I found a better job or went to trade school while waging in the mean time.

But the pressure from outside voices messed with my head and I took a mediocre offer on the home. If I hadn't paid realtor fees and closing costs, it would have been a good deal.

I ran the numbers again and if I had sold off all my crypto, silver and stocks I could have done some of the basic stuff like HVAC and floors, and left the kitchen wall and cabinets torn out but functional overall in the sense that there would be usable appliances. I would have had around 7k to my name after the repairs and 25k in cc and auto debt. My wagie job would be burning anywhere from 100 to 900 a month depending on the roommate situation.

Instead, I sold the home and wound up with around 20k liquid, and paid down some debts. Partly I feel like I wasted a good hedge but I was expecting a housing bust and stupidly got fomo on this crypto bull run.

Should I just start the 2-3 year path to financing another home now? I'll have no debt but I will have to go to electrical trade school. My budget will be same as my old place, around 135-150k home value.
