Most of my neighbors have shitty overgrown yards full of weeds that they mow once every other week and their houses are overdue for a new roof, new windows, paint, etc. It's a lot to maintain but it's worthwhile, houses will always appreciate and upgrading them will add a ton of value.

Nobody wants a HOA, it's a meme. All homes with HOA are discounted, just compare prices on Zillow. A HOA is an additional restriction on the land that can't be lifted, and you PAY for it, why on Earth would anyone want that? It's just dumb.
