But yes, if youre going to do the math correctly, the value is usually 70% of the zestimate minus equity when you do the math the correct way. You get slightly more if you close the sale without a realtor and do all the title work yourself.
For people buying a home as a first investment, it rarely makes sense. Once you have a big portfolio though, you can use real estate to generate really big tax savings. When you start considering these into cash flow calculations, it starts making a lot of sense. But the chump dumping his whole stack on a 20% down payment is gonna get heemed.
