Woods is 1000% more likely. Rural wooded area's are far more affordable. Anything on the coast is highly expensive and is extremely horrible to live in. Rust, erosion, sand literally stripping off your houses paint. If it's not an insurance write off on a 30 year loan, I'd stay clear of beachfront property.

From a financial investment standpoint, it's irrational to purchase. If you have the disposable income, fresh water is FAR better in almost every regard.

Unless you HAVE to have a ocean view, then it's really not advised to buy even if you have the money because it will almost always be a money pit. If you want an ocean front property to have value:

I live in a 1,100 ft^2 rectangle with one of those "half story" attic bedrooms. 3 bed 1 bath but I say any house is 2 bath if someone is willing to piss in a drain or shit in a bucket when the toilet is in use.
