>32 years old >boomer dad is willing to buy me a townhome in June of 2027 for 400k or less.>I have a TERRIBLE credit score and own zero credit cards, hence why I’m 32 and need help buying my first property.>boomer dad is very greedy and selfish and will probably put the property under his name with perfect credit score and I am afraid that I will be fucked when he passes if I have to do a bunch of paperwork or lawyers or pay money to get it in my name with my shit score Any advice on if I should try to live there forever so I never go homeless? Or should I sell it after some years and invest the money? Any other financial advise would be greatly appreciated. Also he refuses to get me any sort of real house which is my true happiness dream to live in the woods in a house even if small/medium. He said it had to be a condo/apartment for 400k or less and I convinced him to at least a townhome. So I could sell it eventually for a dream house too but I would have a tough time keeping up with an HOA or basic maintenance
>>62214415Is there any reason why your father would give it away to someone else (or sell it and give the money to someone else) when he dies?My mother has been financially abusive to me (and mentally and physically too) for my whole life. I'm the one stuck taking care of her in her dying years but she keeps threatening to disinherit me every time I want to go visit a friend or don't rush off to the store instantly to go buy her donuts when she runs out.Anyway, you always need a place to live, and home ownership is your hedge against inflation. Doesn't work so well with condos because of the HOA fees. Doesn't really work all that well with anything because of property taxes, which cities/counties/states don't give a fuck about raising on you until you're forced out. My mother had to sell my childhood home because taxes went up to $30,000 per year on it (the suburb decided it had to build a waterpark to compete with the suburb next door that had built a giant waterpark, and the money to build that thing had to come from somewhere).
>>62214415>boomer dad is willing to buy me a townhome in June of 2027 for 400k or less.>boomer dad is very greedy and selfishSo which is it? You sound like a massive faggot and I would've kicked you out for being gay.
>>62214415>he refuses to get me any sort of real house which is my true happiness dreamYour dad is based. You NEED to achieve your own goal on your own terms. He is giving you a massive boost to do so. Be grateful no matter the path he picks but feel free to voice your concerns but make sure to mention you respect his decision and are thankful. You can achieve your dream anon, just be willing to do something for it.
>>62214415you are 32... you have been out of school for 14 years, and you have experienced a bull market just about every year of your adult lifeon top of that, you have a dad who is willing to give you free rent... yet you're bitching about it being in his namehe is correct to demand an condo/townhouse - he recognizes you as a worthless irresponsible fuck who cannot keep up with the maintenance of a house
>my dad will buy me a house to live in>my dad is very greedyyou sound like a little bitch
>>62214562>you have experienced a bull market just about every year of your adult lifeNot true, i bought eth in 2023-2024 and i’m not up on my investment in any way.
>>62214415>0 cards>TERRIBLE scoreSo what did you do here, take out a CC when you were 19 and then spend 120k and default or something.
>>62214562>you are 32... you have been out of school for 14 years, and you have experienced a bull market just about every year of your adult lifeStock bull markets don't do anything for kids who have no money to buy low.>out of schoolHighschool degrees are functionally worthless except for working at walmart. If he graduated 10 years ago he would have gotten anally raped by the bad covid job market and then struggle after the tech bubble burst unless he's one of those larpers who claims he makes 300k from home.>free rentHis dad should pay him reparations for being born at all.
