Is it better to live in a commie-block shithole apartment in a small town, with your mother, with stinky, loud, disgusting, white-trash neighbors, a community laundromat, no dishwasher and an occasional bat entering the home, BUT you have no maintenance costs, the electric bill is $30 and your mother covers all the groceries, cooking, cleaning and laundry. The hallways smelling of garbage and cat piss so strong it enters your bedroom. 5 minutes from work.

Or,

You and your mother move in with your father in a rural modular home (1,650 sqft) on 4 acres, but it needs major repairs to the basement and roof, fumigation of the basement, new flooring, new paint and both bathrooms need to be renovated, plus all new appliances. Well water instead of city, but a more expensive electric bill. Mother still covers all food and cleaning. 20 minutes from work.

I hate both options, but the only alternative is a new home in a nice nearby HOA, which I can't afford ($2,000/mo mortgage after 20% down, for a 1,500 sqft home on .25 acres of land).

I was thinking about option 2 more and more. The living situation in my apartment is causing chronic stress and constant headaches at this point. The problem is, my mother and I are extremely clean, organized and don't drink, so we mesh really well together. My dad is kind of lazy, unorganized and drinks way too much. At least he stopped smoking.

2nd, you can control putting work into the home. You can not control your neighbors. Assuming your dad will have some involvement in, repairs may give him some purpose too.

Ya, my dad still works full-time and he'll be collecting SS in 2 years. My mom works part-time and is already collecting SS. I also work full-time, but lost a lot of work because of macro-economic issues. Went from making $75k - $80k/yr to probably about $50k - $55k this year.

I'm just worried about the repair costs. I know for a fact the basement is going to have mold and probably rats/mice. The house basement flooded like 5 years ago. My dad drained the water, but left a lot the destroyed items in the basement. He also hasn't ran a dehumidifier down there in 5 years. I told him we need 2 dehumidifiers running 24/7 in the winter and summer. He just doesn't give a shit.
