Just as Florida bubble popped first after 2000 - 2006 real estate bubble.
And the prices collapsed 30-50% .
So it does already now , the prices are already down across florida, 3-5%, but just as in a previous bubble, prices should also go down 20-30%.

Home prices are an entirely regional thing. Where I live they are still getting sold above ask in bidding wars right after going on sale. That's because they are still comparatively cheap and people can afford them with the incomes in the area.

If you live in some retarded suburb in Arizona or Florida your house isn't worth a premium so that's why the price is going down. The local economy doesn't support $800k homes when the only jobs available are paying $80k a year. And there are only so many people who want to live in cheap shitboxes in the desert or converted farmland.

It's just a reversion to the mean.

The market doesn't know how to price things rationally, just like the stock market. A company reports record earnings with 2x profit YoY and the market responds by pumping the stock up 10x. 50,000 people move to an area and the local housing market responds by building enough houses for 1,000,000 people and doubling the prices of existing housing stock. There is plenty of growth happening, but speculators take it to retarded levels and kill the value proposition of making a normal investment. We can't have nice things anymore without them turning into bubbles.
