I mean they still exist, they're modeled on Victorian mansions that are predominantly found in the Northeast and West Coast, but are also scattered about other parts of the country. They cost a fucking fortune nowadays though, even more than they relatively did back then. The reason they became the archetypal haunted mansions is because a lot of them were abandoned during the Great Depression and fell into disrepair, with most of them only being restored starting in the 1980s.

The original series was largely set in coastal California, and as someone who grew up there in the 90s it really did feel a lot like the show if you went to more isolated places. There were lots of rundown houses still like >>150408538 mentioned that hadn't been fixed up yet and the fog that came in at night really gave things a classic creepy atmosphere. There was a pretty big 60s and somewhat 70s retro revival happening around then too which just kind of sold the vibe even more. God it hurts seeing what happened to that place after I was a kid

I only remember a couple of mansions that could pass as Southern and the rest being Victorian. The mansion you're referring to in your own post is even Victorian. An episode also took place in a Chinatown, another on a boardwalk pier, and another on a Hollywood set. The Confederate stuff is probably just because Shaggy's ancestor moved.
