Talk me out of this house. Haven't seen house or town yet. Reason for location is seems like OK small town but still easy commute to small city.No Cooling but says Power updated from Pole so Mini-Splits should be possible.Lots of joists and floor just replaced so maybe big rot or termite issue. I'd do my own crawl but what to look for besides wet dirt to see if rot might come back?Maybe could finish attic to at least semi-livable additional sq feet, and maybe convert attached two car to master bed and bath.Enclose front porch for quick extra sq ft.Had on Contingent fall off 3 months ago. Why?https://www.zillow.com/homedetails/501-S-Jules-Ave-Cleveland-OK-74020/448283844_zpid/
>>2944599>big river>little levee>man im standin out in the rain>yah flood water keep a rollin>man its about to drive poor me insane
>>2944602Zillow US Govt flood map says its all good, but yeah.I'm wondering WTF up with that body of water that is sorta connected to main river and has small creek inlet. How come it ain't covered with Okies in little boats? Does it smell like Low Tide 24/7 because the Tide don't come in for 11 months a year?
>>2944610interesting. that seems like a flood control reservoir thats meant to backfill through that little channel
>>2944599The BadThe roof is end of life. Based on Google Streetview its been on the house since at least 2008 and it has serious problems in the current photos. They also replaced the supports of the front porch as cheaply as possible. The paint on the north side of the house is also shot. You will want to do a very thorough exterior inspection on that shit. Don't let them fix it either. They will use whoever is cheapest and it will be done poorly. Just have them knock a bit off the asking price. Also, broken window in the attic. The kitchen reno is shitty, cheap, and unfinished. Look at the ceiling and doorframes. There even appears to be untrimmed expanding foam in one of them. The cabinet are prefab and almost certainly veneered particle board. The 'wood' floors appear to be vinyl click lock dogshit.I would have the seafoam green ceiling tiles tested for asbestos. The walls/mirrors in the living room need to go.The electrical is very suspect. Bring one of those little outlet testers you can get for $5 to a showing and test an outlet in each room. Based on the black faces and the age of the home I bet at least some of them aren't grounded. Also, no GFCIs in the kitchen = shitty job. I bet you find old knob and tube in the attic. The outbuildings behind the house have garbage foundations.Where are the bedroom photos? Are they the room off the livingroom, which HAS NO DOOR, and the room off the bathroom that HAS FIVE DOORS?Gas heat but where is it? How old is it? No AC at all. They have temps well into the 90s with high humidity.21 photos but 9 of them are exterior shots? Why? The bathroom only has 1 picture. Where are the garage pictures? The outbuildings? Suspicious.Based on your tone it seems you want a cheap livable house that you can bring up to snuff for little money. This house ain't it. It needs work. Worse yet, it has had a lot of work done to it but poorly.
>>2944626The GoodHouses built in the 20s, if they haven't rotted, have good bones. The foundations appear to be cement block or cut stone (hard to tell from the photos). As long as that isn't fucked up and the frame isn't rotted you can fix the rest. But boy does it need work.It had plaster walls at one point. The nice thing about them is they are repairable. Rip whatever dogshit they have put on them off, get back down to the plaster or lathe and re-plaster the place. Check existing plaster that remains, some rooms still have it, for asbestos. Fix the cracks.Same with the floors. Rip all that shit out and see what's under it. Might be wood. If it is, repair what is left. If it ain't, put in wood.Vinyl siding. That she needs to go. Rip it out and put wood back in. If you are lucky they just put the vinyl up over the wood. Wood is repairable and easy to replace. Vinyl is dogshit. There is something in the attic but I don't know what and I didn't see any stairs. They might be in the garage they don't have photos of for some reason. Either way, check the roof joists. If they are 2x4 you can't use the attic for anything but light storage. You need at least 2x6s to prevent cracks from forming in your ceilings on the first level. You can sister 2x6s in to fix that.
>>294462795% of houses where I live have vinyl sidingIts fine
Do they really just blap your gas meter out the ground like that? Jesus fuck Okies.
>>2944599Who the fuck designed that interior? Donald Trump? I'm Jack's intense sense of disgust.
>>2944705fun story. i lived in an apartment where the meteres were in the side of my living room and bathroom and the other side was the parking lot.some illegal cunts kid decided to joy ride her car and smashed through my bathroom and destroyed all the gas meteres/lines. turned into an oh shit scenario really fast. they installed those concrete poles afterward to protect that shit next time.
>>2944599does OK have tornades so you basically gotta accept your going to rebuild every decade when it wipes your house out?
>>2944711LOL >does OK have tornadoes? It's #3 for incidence in the US->The state is infamous for its history of violent tornadoes, including the 2013 Moore tornado, which reached EF5 strength with winds estimated over 200 mph.>While it has fewer tornadoes overall compared to Texas, the intensity of tornadoes in Oklahoma is often higher because the state sits in the core of Tornado Alley. Many of the deadliest tornado outbreaks have occurred here, and the residents are well-versed in sirens, warnings, and safety protocols. Within the state, Cleveland County is #5 for incidence of tornadoes, so yeah, it's a possibility. Also picrel
>>2944713Correction: I just assumed Cleveland was in Cleveland County but it's in Pawnee County which only has about 1/3 as many tornadoes as Cleveland County.
>>2944626>Google Streetview its been on the house since at least 2008FUCK, you just taught me GSV has more than one date. :)I might be OK with the mirrors. Knew a guy who had 4 daughters and he installed IIRC 11 medicine cabinets in the bathroom. Seemed like good idea and you could open a stack of doors to adjust mirror angles to check how your ass looks at diff angles. They were on sale at H-D for $7 apiece, probably due to glass not meeting legal safety specs. Back then H-D was known for selling shit that was somehow bogus. They were selling bathroom tiles that were a 1/128th of an inch too thin to pass inspection. Good catch in no GFI in NEW kitchen. That says a lot.Overall, I'm coming to conclusion most of the price drops in RE are due to poor job by the RE Agent. Its mostly old women who want to only spoon feed incomplete data just to have someone to talk to, or because they just ain't very smart.I've never had to deal with HR that so many guys in computers and engineering are complaining about, but I'm getting an understanding of that cancer talking to these RE agents. Its like car salesmen. Don't they WANT to sell and get a commission?
It's 85k bro. That's a down payment where I live. What's the mortgage on that, a couple lucky rabbits feet and a bottlecap?
>>2944621there is a small creek off to left that flows into the big pond, so lower right is where I guess it would empty into main river.
>>2944610>Zillow US Govt flood map says its all good, but yeah.I don't suggest using Zillow for looking up flood maps, msc.fema.gov is where you can find those. The area itself is unmapped -- meaning it hasn't been studied for flooding at all. The Arkansas River itself is Zone A, which is interesting as that more or less means it hasn't been effectively studied so there's no flood profile to take elevation information from -- something I'm surprised is the case for a major Water of the US.
>>2944747>surprised is the case for a major Water of the US.FEMA do a flood study on a big flat river that flows through lots of population? crazy talk>>2944740>It's 85k bro. That's a down payment where I live. What's the mortgage on that, a couple lucky rabbits feet and a bottlecap?Thats my real "flood insurance", that and having a no money down FHA loan, so worst case I can walk away and let bank and Uncle Sam have it back.As long as RE loans are less than real Inflation, "equity" is bleeding value, and I'll keep my stacks in BTC.
>>2944747Whhhhaaaattt? The bustling and supremely important state of Oklahoma, center of the universe since its founding in 1907, doesn't have the latest and greatest information available? Why, what will the 4,095,393 souls that call it home ever do? I'm sure they are outraged. What are their tax dollars being used for? What's that? They receive more money from the federal government in the form of hand outs than the government collects in taxes from them? Its also the largest share of their income, greater than even their state taxes? Well then, never mind. I mean, they weren't so stupid as that state that put highway onramps right next to their capital building.. oh, that was them? Well, at least its not Louisiana.
>>2944627>get back down to the plaster or lathe and re-plaster the placeProof that 4chan is truly filled with the devils minions. Plastering is best not done by retards buying $85k houses
>>2944739>Good catch in no GFI in NEW kitchen. That says a lot.could be in the breaker box
talked to the RE agent, house is an Estate and sellers don't want to be involved, but its beginning dawn on them they might need to go 203 Rehab Loan.If failed the Contingency due to "old" termite damage and some termite treatment, but RE Agent hasn't been able to show me any reports.AC installed but dead. Need roof now or soon.No explanation for why no pics of interior of garages and shed. Maybe her cell phone cam ran out of film. I've heard of "Looky Loos" but is there also "Listy Loos" who list property they don't really want to sell???When I was doing Termite/Dryrot related to RE transactions, I ran into a FEW cases where there was a family dispute about the decision to sell the house, with certain members being obstructionist or passive aggressive.Anyone know about 203 Rehab deals?
>>2945298>I've heard of "Looky Loos" but is there also "Listy Loos" who list property they don't really want to sell???When I was house hunting on a budget I found several listings in my area that were similar to what you are experiencing. In my case, it was exactly as you described: sellers that didn't want to be involved and real estate agents that didn't give a shit. Out here, the agents take a billion photos of a property, stage the home, have all of the records in the listings, etc. Your listing is very cheap, so the agent ain't gonna make any money on it. So, garbage listing. You are just going to have to deal with stuff like that in your price range.
>>2944599You're in a flood zone, saar.
>>2945298It's 85k anon. Either offer them 50k cash to be done with it or have them finance you if you want it that bad. Do you want it that bad?
>>2944645>Its fineIt's not. My house has wood siding. Most of it is 120 years old. Vinyl looks like crap after 20.
>>2944707>Who the fuck designed that interior?Someone who read to many check out counter decorating magasins 10 years ago.
>>2945510Power washing a house is cheaper and easier than painting a house
>>2944599I know people in that area. You will 100% get robbed by meth addicts
>>2944599>Talk me out of this houseWhy do you want to be talked out of it?You've become infatuated with the house? That's usually when people make shit decisions. How about talking to some neighbors to get a feel for the area? Just to see if it is full of psychos or meth heads
>>2945533Isn't that bad for your OSB?
>>2945767Only if you are retarded
I love the banana, turquoise, and purple motif throughout the entire house. The mirrors on the ceiling really set it off.
>>2944715Cleveland, Ohio is known as "The Mistake By The Lake"Cleveland, OK is also on a lake. :)
>>2944599>Talk me out of this houseI can't, Rosie's tacos down the street looks too good But I will give one reason I can think of OPThat address is visible.I now know where I might find you in the near future, and I am only 119 miles away.............and unlike most larpshits here, I actually am certified
>>2945811Certified for what? Me; I'm certified to install this machine that takes all your poop and sends it into your yard
>>2944599 (OP) #Thats very funky interior styling. Kind of dig it. Kind of hate it.When a house is listed so low as this its usually an indicator that something is completely destroyed. You could hire a realtor and they might not even let you see this property based on thier knowledge. When I was home buying, I saw a suspiciously large square foot home with a lot of nice exterior features..It turned out the plumbing was destroyed. My realtor wouldnt even entertain the idea of showing it..You could try though, see what's what. The low pricing may also reflect the area. Watch out for niggers and things. You dont want to go moving into a nigger town without it any grocery stores. Check the demographics. From the pics it appears pretty rural though which could be ok. After buying your first home women will immediately try to be your gf. Consider the school district as she'll fucking like crazy until she gets preggers. Watch out for those.. dont get fucked with child support. Usually avoided with stable income.
>>2944775He's either trolling or some boomer boomerposting>yeah sonny you dun want none o dat vinyl siding>yeah sonny just casually drop $28,000 on a hardwood flooring, none o dat vinyl plank>yeah sonny just replaster the place>whaddya mean everyone who was trained in the plastering trade has been dead for 27 years, I got a guy on speed dial that'll do it for $15The more I read his posts the less I took him seriously.
