Just get a trailer that hasn't leaked too much and fix it up.

The main issue with trailers is the roof. Usually the plastic vent cap ($25) around the refrigerator vent fails. Water gets in and it's downhill from there. When you swap in a new cap, be sure to take off the top-hat, remove the butyl, use some geo-sealant or sika or similar, that lasts for 25+ yrs, and reattach it with new stainless steel modified truss screws. Obviously, repair anything underneath that got damaged.

A section of single-walled 6" galvanized rigid duct, spread out with the mating sides bent-in, to create a cap that can be fastened to the sides of the top-hat, works too.

Vent covers for the 14" square bathroom/bedroom roof vents, are $20 for a pair, as there are usually 2x and the third vent hole is used by the 1-ton air conditioner.

So much cheaper than a 'tiny home' nonsense. There are tons of trailers on the aftermarket. Grab yourself one and it comes with wheels! You can literally take it up, without a flatbed, and deliver it with a modest pick-up. Crazy, I know.

Then, if the site is more permanent, erect a real house that children can run around in.

I can't work out how to build a tiny home for less than a written off RV.
Seems to me that for market reasons, an RV with a damaged engine is always better value then trying to build a toy home from scratch.

So I'm interested in how you'd actually fit out an unroadworthy RV for permanent habitation.

Would you put it on a slab, packed gravel, clay pan? Add some kind of superstructure, park it in a commercial greenhouse or shed?

Where you removed the drivers cab and engine would you actually put something there?

See this is what I never understood, the toy home thing.

Just use cement sheet, foam insulation, plasterboard and tin. The structure is so small that you'll want awnings on all four sides, which seems silly but it's really not because you will have no outbuildings and no indoor space. Shit, get a random RV fold out awning. Anything to get more space.
