I laid a moisture barrier but it doesn't seem to help. The water table is only 10ft under grade. Even the roof decking was moldy in the attic. I had a new roof installed. It'll mold again. The house is build like trash. Well hidden under nice paint. I got scammed. I'll take a picture tomorrow when it's light of the goo that runs out from behind the siding.>>2958625Adding another layer without sealing from moisture underneath isn't correct. >>2958593>Everyone's house is like this?Nta, but yeah. Many houses are a nightmare and a money pit.Now imagine instead of a house, we're talking about a flat in a building where the other owners don't see the need to maintain common parts. Ask me how i know
>>2958684>The water table is only 10ft under gradeThe floor in your house is above grade? How much?Is the humidity ascending or does it form on the ceiling as well?If the problem is the water table being too high, maybe you can dig a ditch around the house and have it filled with gravel. Look into that
>>2958771I'd say the floor is 3ft above grade. Enough to crawl under. The humidity comes from under the house. The house also doesn't have gutters because the facia boards are wavy or flat out uneven because of "repairs" or additions to the house. The ground is sloped away from the foundation. There is also a creek that flows year round in the back. About 50ft from the house.

>>2958829this is what, dirty exterior siding? Some interior shiplap? if you are bothered by that simply wipe it down with a wet rag... is this supposed to be evidence of anything other than a surface that hasn't been cleaned in eons?
>>2958854>>2958856It's moisture coming from behind the siding. There is no moisture barrier on the wall. Something isn't right and moisture is coming from under the house and saturating the walls.
>>2958857Vapor barrier only prevents moisture from inside going to the outside. It also helps prevent drafting. What's the climate like?
>>2958864Fairly dry and mild. But I live next to a creek that flows year round and have a high water table
>>2958865Right, I get that. I don't think that's the root issue, though. My house is 30'x50', with an average of 18" clearance between the floor joists and ground. I live right next to a river 150' wide, and the water table is generally about 4' below surface level. Spring melt creates a shallow pond about 25' x 15' in the crawl space. All that to say, this doesn't cause me any issues. I know that for hard fact as the house is nearing 60 years old and the only water damage is from roof failure. How is the crawlspace set up? What is the foundation like? What part of the world?
>>2958857Due to condensation, a roof leak, or a plumbing leak. If you clean that, and more black streaks like that appear, I will start to believe youIn a "dry and mild" climate, that kind of moisture cannot be coming from below, especially in november. Is that a localized spot? To the internet skeptic, that looks like a small spot of dirty siding that hasnt been wiped off in years, i think the source of dirt is organic material on the outside there in the 90° edges. now, what did you fix on your pipes and why? lets get into that too
what kind of wall material? you specifically said tear down drywall earlier when pretending your hands cant fix things.go buy a moisture meter, put it on the wall inside behind those stains, post a picture of that here. DO IT.
>>2958869you sound totally on point except for the part where you say moisture barriers are one way.... why? opIve been considering saying, so will, also, go buy a roll of underlayment, like the 12 foot or 8 foot wide and add a layer under the house using a staple gun. doing edges with zip tape. for a complete seal around whatever supports but... if you are right that wouldnt hurt.

>>2959171>You shouldn't be a retard about rentingRenting *is* retarded, though. Your money is going into your landlord's pocket, not back into the equity of a house and your general net worth. You're throwing money away. That screams retarded.
>>2958581probably this.Did OP have any semi-official INSPECTIONS???
>>2959248op still hasn't squared up the value of his FUCKING LIFE against whatever the fuck he's got in the bank (doesn't matter).
>>2959312>Your money is going into your landlord's pocketI said do not be a retard. It's only for shareholders or maybe private landlords profit if you go for that overpriced or versized option. In other options there is no real landlord, the only shareholders are the renters and not needed profits go right back into your bank account. But even with the first option it might be worth it if you find something cheap and don't want to 'throw away money' for interest. If you can safely afford mortage and upkeep costs good for you but for many people thats just a gamble. If everything goes well the real flex is a good start for your kids, not you going into debt and overtime work for something risky you might still get priced out of after paying it off due to tax increase shenanigans depending on the region.I'd recommend rent and live cheap, save up, and buy with as much cash as possible but not move there unless you're sure you can afford it and really want it.

>>2959174Electric range cranked to max will still do it. All the better if it's coil type as opposed to glass.>>2958883You're correct, it works both ways, saving me a lot of water damage from my roof leak. I had arctic winter moisture control on the brain. In your line of thinking, you can also just flat vapor barrier the earth itself if it is an earthen crawlspace and the concern is moisture coming up from the earth, into the air, into the walls.Of course, OP is claiming that the system isGround moisture (bare earth beneath house)--> air moisture--> walls/floorsIf that's right, just interrupt this. IMO biggest consideration is interrupting airflow from crawlspace into walls. Cut holes in the crawlspace skirting, put mesh-covered vent holes in place on all faces of the house. Worst case scenario the air moves through at a faster rate, meaning less time for evaporation and less overall saturation. Or, interrupt the moisture-loading process. Get a roll or two of vapor barrier and seam tape and cover the entire earthen portion of the crawlspace. The active surface area for the moisture to evaporate from is then reduced to near zero. For added insurance, vapor barrier the entire underside of the house as well - don't give the air a way into the house. Personally I prefer ground cover and ventilation. The earth cover prevents moisture loading of the air, and the ventilation allows moist air to dissipate (OP claims he's in a relatively dry environment). This is what's under my house, and it works. The reason I want to know the environment is the other possibility is that it's a combination of hot, moist air outside and air conditioning inside. The moist exterior air, when contacting the cooler structural elements (especially from air leaks as OP states there's no vapor barrier), will condense. This is an entirely different problem.
>>2959354dude, gold star of an explanation you are 100% on point. You make a good point for the OP too, a barrier on the ground willbe far easier to do well then one completely on the joists, I advise this.OP, you NEED a moisture meter.

>>2958353>>HVAC isn't engineered correctlyTell me more about this please. I've currently got some fuckery going on in my house that involves a newly installed furnace.
>>2960211What sort of fuckery? It's easy to fuck up hvac
>>2960221We got a new furnace installed. It's unevenly heating the house. All the ducts are underground and there is no crawl space. It blows all the hot air through the main run of the ducting, from the furnace that blows underground up through to the second story. I imagine it blows all the hot air right past where-ever there might be a branch in the system, as the kitchen and my room get mostly just cool air blown through the grates, almost no semblance of warmth. So we said, fuck it, we'll crank it to a higher temperature than we'd ever use just as a test. The area where the duct leads vertically up to the second story in the living room, the entire wall was very warm to the touch. And soon afterwards it got too hot in the house. Now, back to the kitchen and my room, only a slight improvement on the air temperature being blown in, but this is a highly impractical solution to the fix. The previous furnace had no problem heating the whole house evenly, that and it didn't have such an aggressive blower. Now I'm left scratching my head at who's at fault. The installers of the house in the 80s, who generally didn't do too good of a job building this house... or if the estimator/contractor just wanted a nice payout and didn't factor in that the underground ducting might be configured in a way that's not optimal for their furnace.
>>2959348>OP has disappearedMold got him
>>2960225So they didn't touch ducting? Just the furnace/air handler it's self? Air works like water in that it will take the most direct path. Could be that the air handler isn't powerful enough. Idk if you can look up specs for it or not for your square footage. My guess is they didn't hook up the ducts correctly on the furnace.
>>2959600you've said seek schooling twice nowwhat's the highest level of school you graduated fromunless you have a masters or phd, I've done a lot more schooling than you
>>2959600>you lack reading comprehensivewell, at least im not missing chromosomes like you
>>2960291>>2960225Definitely the ducting isn't hooked up correctly. Forced air furnaces almost always use a single blower that runs air over the heat exchanger and into the ducting.
>>2960225modern code requires a fresh air exchange, depending on where they put it you could be sucking fresh air from outside into your downstairs vents with the heat bypassing it.something could have been knocked loose and fallen, or it could also be passing right by the lower duct as in your old fan filled the house with heat and the duct on the lower level filled and seeped. the new mega blower might be pushing it right into the top of the house bypassing the bit sticking off to the lower level. try closing and covering all upstairs vents.might invest in a duct cam too so you can snake it and see what's actually happening without destructive investigation.last your air return from a lower level could be clogged or blocked. if no air can get back to the furnace no air will go down that branch, which would cause the air to circulate only through the top.
