Got the inspection report back on a house I wanted to buy. Radon gas levels are consistently above 14 pCi/L. Should I bail or is there a mitigation system that actually works?

Mitigation absolutely works. Have you heard it dosent? I’ve definitely heard people say it’s a scam as far as radon being a health hazard but those people are just special, actually I think it’s called “delayed” now. I had a system put in (don’t @me about diy because time is money) and it took the levels from 8-10.5 to .25-4. It usually is below 1 and only shoots up if we get a lot of rain or the weather changes drastically. It never stays long before going back down. Average is always very low. EPA says max safe level is 4.

Yes, the system is just pvc and a shitty Chinese fan. They go for years though. Last one lasted around 4 years and I just replaced it one off Amazon,

Yes, mitigation works. Even just opening window and fanning it out is enough in a lot of cases.

The EPA action level of 4 pCi/L is meant to be averaged over the entire year. It's totally fine if it shoots up occasionally or is higher than 4 during the winter.

yeah just put mitigation system in your remediation. I've had two houses with radon one with 4 on the button that I didn't do anything about until selling and this one where we made them update the mitigation. I don't know if I believe it's even a threat but it's so easy to mitigate why risk kids or pets? It's literally just a fan and pvc.

I’m >>2960381 and they cut a hole in the slab, put PVC over the hole, ran pvc outside, and put a fan inline outside near the discharge. Don’t know what method that is, just know he said he used a more powerful fan because foundation sits in clay. Monitor says numbers are good and that’s all I care about. Cost about $1,100 in Central Illinois.
