I do not believe you op. Why would you even bother doing the expensive paperwork to get it in your name without knowing the condition and squatter issue? Inspections don't expire, they're just a list of things to fix. You absolutely can sell a home with roof and plumbing issues and an uncertified furnace, you just have to lower the price, disclose all the issues, and ignore anyone with a loan preapproval because it won't pass their own bank required inspection. Spray paint CASH OFFERS ONLY on the front door and smear shit on the walls to get the point across if you have to. If you call a realtor and they tell you "they want to escrow" hang up and call a different one. I assure you there are plenty who can move your rat den with code violations, house flipping is an entire industry. If an actual lawyer told you you are better off abandoning it than attempting to sell it as is for dirt cheap to recoup some of your losses, why even ask for help beyond that?
