use a proper ticket and invoice system for work orders. tenants will put up with almost anything but delayed repairs to important shit like water heaters and furnaces.

Avail.co - on one hand it’s nice to have electronic payments and automation, on the other hand it was easier to avoid taxes by accepting cash and check. Pretty much any service that handles payments these days will cut a 1099 to the IRS.

Generally the higher you charge for rent the better tenants you'll get. People who are successful enough to afford high rent are likely professionals who won't fuck your shit up for no reason. But it's not a guarantee. I would never rent my house out unless I was 100% ok with a tenant destroying it or going squatter and I had alternative accommodations.
