What is "the closest city with tech jobs"? I'm pretty sure you're just lying to continue coping but I'll give you a chance to prove me wrong. I can't think of any housing markets where you can buy a house for $500,000 but rent starts at $2,400. Almost no city has a price-to-rent ratio (median home price divided by median annual rent) lower than 17, which your numbers come out to - 17.36 to be exact. Basically only shithole cities have a ratio around there, certainly not ones with a plethora of tech jobs.

But wait, that's median home price and median rent. The numbers you're talking about are the minimum rent, and a house that we don't know whether it's higher or lower than the median home price. So in your scenario, the actual ratio is likely even lower than 17.

Some other inaccuries:
The 40 year average monthly yield of the S&P500 is 0.67%, not 0.61% - that's about 10% higher than the number you stated. Then the S&P500 also has around a 1.2% annual dividend yield on top of that. Of course, you have to pay utilities whether you own or rent, so that's irrelevant.

An hour and a half at 50 miles an hour, that's one way, so about 750 miles of driving a week at 55 miles per gallon (a Prius is a hybrid, not a full EV) is like $60 a week in gas and at least an extra 1000 a year in oil changes and other maintenance, plus the added wear and tear means you'll have to buy another Prius every 7 years or so, so add $3500 a year for that.

Meanwhile real estate appreciates about 3.4% annually, or 0.28% monthly, and you have to foot the bill for any repairs. And you get the privilege of driving 3 hours a day to a $50k a year job. Boy, what a deal!
