1. Most of them don't actually have streetcars anymore, they were replaced by busses by the mid-20th century. Some conspiracy theorists will claim that it was some grand auto/oil conspiracy, but in reality it was just expensive to replace the tracks and busses had a lot of advantages over streetcars (they can avoid objects, let people off on the side of the road rather than the middle).
2. I do live directly next to a light rail today, light rails are not noisy at all. I much prefer having a light rail go by my apartment than be next to a busy road.

Problem with a lot of the newer suburbs is street connectivity. Older suburbs built with grid, a lot of new ones just build a single street with a dead end that leads to an artery road and put houses along it. That's why I wish there were more big developers to build master planned communities and less smaller developers popping up 10 houses in whatever suburban lot they managed to secure.

Not an option with how spread out everything is now. We designed a society around avoiding black people and now it would be extremely expensive to fix it.
