First we had preferential mortgages, which skyrocketed the prices. Also government stopped fining developer companies for any bad shit they do.
No we have prices risen up, developer companies litteraly made x10 money. With this following price on materials also rised up at least 3 times. High inflation since Covid times and salaries aren't rising at the same tempo. So yeah.
Also we shouldn't forget that many boomers and rich people made living property their "investments", so sometimes even new apartment building can stand half empty.

Well... A house? Let's say median salary in my city is ~733 euro. The cheapest ~50-60 sqare meters house you can build (all included within a house, so facades, communications inside the house and so on) is ~70150 euro. And the price for attaching communications to your house and the price of the land aren't included in that.
