The house alone with all the permits, worker costs, planning and so on will be around $400 000. Then you have to buy land which will be a similar expense if you want to have any sort of commuting distance available.

That's why buying a house that's already built is cheaper. Especially an older one. You're basically only paying for the land at that point.
You can easily buy a rural/small town house for $50k to $70k that way. You will most likely be forced to spend 10k+ on renovations but it's far cheaper than starting from nothing.

My cube is like half of that and it's already enough for me as it has room for a large bed, computer table, sofa, sofa table, tv and bookshelf in addition to the kitchen wall and bathroom. I'd like to add a balcony and sauna but there's not really need for more than that if you live alone.

My last cube looked very much like that except it had both a balcony and a roof terrace as large as the cube with sea views and while nice no one actually needs something like that.

Kitchen at the minimum should always be separate because there's flour/spice dust and greasy stuff flying around and smells in the kitchen. It will keep all your other stuff cleaner if the kitchen is separate.

It's hard to avoid when you are designing a small apartment, especially in an American-style two stairs building. You have only one wall with any lights, and you need to put the living room and the bedroom there.
