The real estate there is ruined.(Actually felt the most)
the HDI continues to rise so in a few years Vietnam will become as expensive as Thailand or Mexico.
Danang and Hue area becomes the Philippines tier when it floods.
If you are not JP or KR you will be at a disadvantage in accessing quality financial or medical infrastructure there.
These are the cons that I can think of.

The chaos of living in VN will eventually break you. I had a very comfortable situation there but still, I was starting to lose my mind with all the trash, pollution, insane driving, rude behaviors etc I'm glad I came back.
