Here, if you want to legally sell your home, then yeah, the realtor needs to make sure it fits certain established standards. You need certain permissions for certain things, like a pool for example, but usually it's because you need to add a safety item like a pool fence to stop neighborhood kids falling into it and shit like that. So you can absolutely build a pool but you need to notify the counsel and they'll just tell you to add a fence, then it's 50/50 if they even come check that you did it. A lot of people will build the fence, get it inspected to show they did it and then just tear the fence down kek.

Some counties even use high tech aerial imagery to identify unpermitted constructions on your land. Luckily around here the county is too broke to even require permits in the first place
