There's also the fact that owning a new build house in a commuter town is much more appealing than an overpriced apartment in the city for most families

When they're built around transit they're automatically sold as luxury apartments or 'rented condos'. In my little hometown they built a bunch of towers right next to the bus terminal but the towers still come with huge underground parking so in the end it just makes traffic worse for the buses (bus lanes are too high iq for cucknada)

I'd be happy with that. But your theory would apply to places with little immigration/population growth where building lots of apartments increases supply with no changes in demand. Take cities in Japan, for example. But in countries like yours and mine, large-scale apartment construction in dense cities make them more economically attractive, which draws even more people to move there, which keeps pressure on home prices in the long term.
